Job Description

In this role you will perform a variety of general building maintenance, repairs and services. You will maintain Wellmark properties as directed, perform semi-skilled and skilled work to service the building and properties in a professional manner while maintaining a customer service focus.

We are open to training and developing someone who might be new to the corporate workplace.

Qualifications

Required:
• High School Diploma or GED
• Less than 1 year of general maintenance related experience for level I (2+ years of experience in a building operations or maintenance position for level II)
• This is a non-office role. The essential required functions include:
• Climbing stairs, ramps, ladders, or similar equipment
• Lifting or carrying over 50 lbs
• On-call schedule
• Exposure to high noise levels, heat, cold, or other conditions
• Written and verbal communication skills with the ability to clearly articulate information to stakeholders
• Prior experience using Microsoft Office
• Demonstrated organizational, problem solving and time management skills to effectively manage a fast-paced workload
• Results driven, focusing on the desired outcomes and the best way to achieve them
Preferred:
• Vocational training
• OSHA 10-hour General Industry – Occupational Safety & Health Administration (OSHA)

Additional Information

a. Administrative duties – Perform daily work orders according to department and company policy in a timely and professional manner.

b. Cleaning – Clean mechanical rooms and maintain office headquarters. Pick up trash and debris outside and around the building. Sweep and power wash sidewalks and garage/parking ramp areas.

c. Landscaping – Perform basic landscaping functions such as trimming trees and bushes; pull and spray weeds.

d. Snow removal – Utilize snow removal equipment. Use hand shovels and ice melt applications as required.

e. General maintenance – Repair and/or replace typical building related items (ceiling tiles, carpet, wood scratches, doors, overhead doors, etc.). Perform minor carpentry work and basic painting duties.

f. Electrical – Perform electrical maintenance tasks including changing lights, ballasts, starters, switches, covers, receptacles, exit light transformers, batteries, etc.

g. Plumbing - Repair/replace faucets and valves, clean out drains, repairs toilets, partitions and restroom accessories, etc.

h. HVAC – Begin to understand the basic operations of Wellmark buildings and HVAC components to perform low-level inspections on all equipment areas throughout the building. Work with team members to determine if HVAC equipment needs attention and/or repair. Participate in routing filter changes of all units as necessary. Perform generator load tests and re-fueling as directed.

i. Life/Safety – begin to understand building(s) fire panels and related equipment, as well as security control systems. Respond to all emergencies as directed and aid staff in proper evacuation.

j. Provide 24/7 on call rotation of primary responsibility with other building maintenance staff members; serve as a back-up to team members as necessary.

k. Other duties as assigned.

Office-based: The nature of the job duties for this position will require you to be in the office 100% of the time. Your presence in-office is critical to effectively perform the responsibilities of the role. Occasional remote work may be permitted based on workload and/or other ad-hoc situations that support it, with manager approval.
