Job Description
Turner & Townsend is seeking Senior Consultants to join a new delivery launch services team supporting a confidential hyperscale data center client. The role manages the transition of each signed deal from lease execution through to construction mobilization. The ideal individual will be experienced in preconstruction management, project handover, and stakeholder management on data center, mission critical, or comparable complex facilities.
Following lease execution, the Senior Consultant works with the pre-lease team to absorb and package the deal, completes the handover check against the client requirements, co-leads the project launch onsite with the client project lead, coordinates preconstruction as design detail matures, and drives open items to closure. Each site is handed to the onsite delivery team at construction mobilization, approximately ten weeks later.
This is a permanent position and deals cycle through it continuously, with two to three sites typically held at once at different stages. The role is paired with a client project lead on each site and works to the client standards for handover and reporting. Construction and preconstruction experience is directly relevant and welcome, but the role hands each site over at mobilization and is not a site-based construction management position.
The team is newly established, so early joiners will shape the standard the team applies rather than inherit it, and will see a high volume of sites and developer counterparties across the portfolio.
Three positions are available. San Francisco is preferred. Other locations and remote will be considered for the right candidate.
Responsibilities
- Deal intake and handover check: Responsible for working with the pre-lease team to absorb and package each signed deal, for completing the handover check against the client requirements, and for ensuring every transfer item is either evidenced or logged as a gap with an assigned owner and resolution date.
- Project launch: Responsible for preparing and co-leading the project launch meeting on the project site with the client project lead, including materials and briefing, and for assigning and tracking the resulting actions to completion.
- Baseline coordination: Responsible for commissioning the schedule and cost reviews undertaken by dedicated specialists as design detail matures, for carrying their findings into the site baseline and reporting, and for pursuing the resulting actions with the developer. Cost scope applies on deals where the lease structure requires it.
- Open item management: Responsible for driving all open items inherited from due diligence to documented closure within the launch window.
- Preconstruction coordination: Responsible for the weekly project call, design coordination, and developer interface through to mobilization.
- Reporting and tracking: Responsible for maintaining the action log and producing milestone reporting inputs to a consistent standard format across the portfolio.
- Stakeholder management: Responsible for the day-to-day interface with the developer, the client project lead, and internal specialists, and for maintaining progress against agreed dates.
- Handover to delivery: Responsible for transferring each site to the onsite delivery team at mobilization, including the current baseline, the open item register, and the record of risks accepted at signing.
- Continuous improvement: Responsible for contributing to the development of the team handover check, launch format, and reporting standard, and for applying lessons learned to subsequent sites.
SOX control responsibilities may be part of this role, which are to be adhered
Project/Program Specifications:
- Market sector experience: Data center delivery, preconstruction, or development, mission critical facilities, or complex technical buildings.
- Project/program specific responsibilities: Managing the transition from lease execution to construction mobilization across a portfolio of sites, typically two to three at a time.
- Software specific requirements: MS Suite and Google Workspace. General technological proficiency expected.
- Travel: Approximately 6-10 days per month, including in-person launch meetings.
Qualifications
- Minimum 5 years of relevant experience. A degree is not required.
- Data center experience preferred, in delivery, preconstruction, or development. Mission critical and complex technical facility backgrounds will be considered where the experience is transferable.
- A working knowledge of data center construction, including the information and documentation an incoming delivery team requires at mobilization.
- Experience of project handover, preconstruction coordination, change control, and open item tracking.
- Able to interpret and act on schedule and cost reviews produced by specialists, and to pursue the resulting issues with a developer.
- Demonstrated ability to manage multiple concurrent projects at different stages, and to secure information and commitments from parties who do not report to the role.
- Able to lead meetings with senior stakeholders and to secure assigned actions with owners and dates.
- Able to work to a standard that is under development and to contribute to establishing it.
- Have the technical skills to read, understand, and communicate contract requirements including construction drawings and specifications.
- Excellent written and verbal communication, including concise reporting to senior client stakeholders.
- Technologically proficient, including MS Suite and Google Workspace.
- Be able to understand and follow site HSSE policies.
Additional Information
The salary range for this full-time role is $140K-$160K per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate’s experience and qualifications.
