Job Description

 

CBRE Heery is seeking a full-time Construction Project Manager for various types of K-12 projects consisting of new ground-up construction, addition/renovations, complete modernizations, and specialty improvements. Work will be in the DMV area and will involve providing Construction Manager as Advisor (CMA) services within various types of project delivery methods including Design-Bid-Build, CM Multi-Prime, and CM at Risk.

The Construction Project Manager shall manage all facets of project management for individual projects while protecting the client’s best interests in a manner that will facilitate delivering quality projects on-time and with-in budget.

 

Responsibilities:

  

  • Participate in design phase document reviews to help identify and mitigate potential constructability issues and provide guidance on site logistics and phasing requirements.
  • Conduct market surveys to increase bidder interest and document/report findings.
  • Review and analyze the Contractor’s Scopes of Work and advise on any potential scope gaps or overlaps.
  • Participate in scope leveling sessions with the Contractor and their potential subcontractors.
  • Participate in the qualification, evaluation, and selection of trade package subcontractors.
  • Review and provide recommendations on the Contractor’s Procurement Phase Plan.
  • Assist in managing and participate in Value Engineering exercises.
  • Track and report on requirements associated with the Development Special Use Permit.
  • Perform construction phase contract administration activities, including but not limited to:
    • Monitoring processing of submittals and RFIs
    • Reviewing in-progress payments, managing third party testing and inspections, monitoring compliance with required LEED documentation, progress reporting
    • Assisting with community liaison activities
    • Monitoring contractor’s compliance with safety and quality control plans
    • Coordinating with the Owner’s forces, vendors, and consultants.
  • Assist our in-house scheduler with reviewing and analyzing the Contractor’s monthly schedule update and producing our status report.
  • Participate in the MEP BIM coordination process.
  • Prepare, conduct, and document OAC meetings.
  • Participate in pre-installation meetings, safety meetings, and other project meetings.
  • Manage and participate in change management process, issue work orders, create independent estimates, generate negotiation goals, conduct negotiations, process change order documentation, and participate in dispute resolution for claims.
  • Spearhead required collaboration between our team, the Owner, and A/E to identify field issues and obtain timely solutions.
  • Participate in county trade and other governmental inspections with the Contractor to observe such inspections and identify and help resolve any inspection deficiencies.
  • Generate periodic Work To Complete lists to help focus the Contractor’s and their subcontractors’ resources and maintain the project schedule.
  • Coordinate and facilitate use of QA/QC software with the Contractor, subcontractors, and A/E Team to maintain, track, and resolve quality control issues.
  • Monitor proper record keeping of the Stormwater Pollution Prevention Plan (SWPPP) by the Contractor, participate in the Contractor’s self-inspections of the site.
  • Participate in generating, backchecking, and resolving project punch lists.
  • Participate in the MEP commissioning process and manage the 3rd Party Commissioning Agent. Monitor commissioning deficiency reports to ensure resolution of issues.
  • Coordinate and facilitate site visits, inspections, and work performed by Owners’ subcontractors, subconsultants, inter-departments, and other county departments.
  • Monitor all closeout activities and ensure timely completion by the Contractor via a closeout matrix which shall track all warranties, Operations & Maintenance manuals, final TAB report, attic stock, training, as-built drawings and specifications, and any other closeout items or documents required by the contract.
  • Demonstrates the ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
  • Delegate any of the above duties to a CM team member(s) and oversee and manage that team member(s) to assist in successful completion of such duties.
  • Other duties as assigned.

Qualifications

 

  • Excellent written and verbal communication skills.
  • Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers.
  • Ability to effectively present information.
  • Requires advanced knowledge of financial terms and principles.
  • Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

  • Requires advanced analytical and quantitative skills. 
  • Intermediate skills with Microsoft Office Suite.
  • Ability to read and understand architectural drawings.
  • Knowledge in Primavera P6 scheduling software,  leases, contracts, and construction practices.
  • Proficiency in web-based project management software. 
  • Knowledge of the entitlement/permitting process and construction delivery methods and agreements.
  • Familiarity with construction best practices, general building codes, and various building types and systems.
  • Passion for being detail oriented and highly organized.
  • Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines.
  • Responsible for setting work unit and/or project deadlines.



EDUCATION and EXPERIENCE  

 

  • Bachelor's degree in Architecture, Engineering, Construction Management, or related field.
  • Minimum five or more years in commercial construction industry performing design phase and construction phase Construction Manager Advisor services.
  • Familiarity with construction best practices, general building codes, and various building types and systems
  • Licensure as either a Professional Engineer or Registered Architect is desired.
  • Hold and maintain for the duration of the project the Virginia Department of Environmental Quality (VDEQ) Erosion and Sediment Control (E&SC) and Storm Water Management (SWM) inspector certification. 
  • OSHA 10 hour safety course required, OSHA 30 hour preferred
