Job Description

About the team and the role

Sydney Airport manages one of Australia's most diverse and strategically significant commercial portfolios, spanning property, retail, ground transport and major development opportunities.

As Senior Analyst – Investment & Development Insights, you will help determine where and how Sydney Airport invests for long-term commercial value. Working directly with the Head of Commercial Investment and Development, Development Managers and senior leaders across the business, you will own analysis, challenge assumptions and develop clear recommendations that shape major investment decisions.

You will combine rigorous financial and commercial analysis with sound judgement and compelling storytelling—turning complex or incomplete information into a clear point of view and decision-ready advice for senior executives and the Board.

This is not a pure financial modelling or reporting role. It is an opportunity to influence which opportunities progress, how they are evaluated and how they are structured to create long-term value.

In this role, you will have the opportunity to

  • Own and develop business cases, investment analysis and benchmarking across a range of commercial development opportunities.
  • Form an independent commercial view by comparing opportunities across Retail, Ground Transport and Property.
  • Lead financial and commercial analysis, including NPV assessments, sensitivity testing, scenario analysis and option evaluation.
  • Translate complex or incomplete information into clear insights, recommendations and decision-ready materials.
  • Shape Board papers, Leadership Team packs and investment papers that support high-quality decisions.
  • Challenge assumptions constructively and maintain the integrity and consistency of evidence, inputs and investment data.
  • Develop repeatable templates, standards and analytical approaches that improve investment decision-making.
  • Bring external market, transaction and benchmarking insights into opportunity evaluation and commercial strategy.

About you

You combine strong analytical capability with commercial curiosity, sound judgement and excellent communication skills.

You enjoy working through ambiguity, testing assumptions and forming a clear point of view. You are comfortable with financial modelling and commercial analysis, but understand that the real value lies in explaining the “so what” and influencing better decisions.

You can turn data into a compelling narrative, structure information clearly and produce high-quality presentations, business cases and investment papers for senior audiences.

You may come from management consulting, property or infrastructure advisory, corporate finance, valuation or transaction advisory, or a commercial analytics role within a developer, infrastructure owner or REIT. Direct airport experience is not required.

You'll bring

  • Tertiary qualifications in Commerce, Finance, Economics, Property, Engineering, Business, Data Analytics or a related discipline.
  • Typically 4+ years' experience in management consulting, property or infrastructure advisory, corporate finance, valuation or transaction advisory, investment analysis, commercial analytics or a similar environment.
  • Strong quantitative capability, including financial modelling, NPV analysis, scenario testing and commercial evaluation.
  • Experience analysing complex commercial, property, infrastructure or investment opportunities and translating findings into practical recommendations.
  • Experience preparing business cases, presentations and decision papers for senior stakeholders.
  • Advanced Excel and PowerPoint capability.
  • Exposure to property, infrastructure, transport, major capital projects or a multi-asset commercial portfolio will be highly regarded.
  • Strong written and verbal communication skills, with the ability to simplify complex information and influence decisions.

This role offers unusual breadth and visibility: exposure to major commercial opportunities across multiple asset classes, direct engagement with senior decision-makers and the opportunity to see your analysis influence real investment outcomes.
