Job Description
The Real Estate Analyst will assist in the day- to-day leasing operations
Work closely with Real Estate, legal, tax, accounting and finance departments
Contribute to the team’s ongoing effort to develop efficient leasing and accounting procedures
Manage the lease system of record and ensure 100% data integrity such that all lease and sublease documents are organized, maintained, interpreted, and abstracted accurately in the system
Ensure that all payments of rent and operating expenses, including property taxes, are in compliance with lease terms, and payments timely processed to landlords
Responsible for new lease set up to include acquiring vendor payment information and contacts, insurance certificates, database updates, issuance of security deposits/letters of credits and first month's rent as well as perform lease classifications
Manage collection of tenant allowances due from landlords as well as rent from any subtenants
Draft lease correspondence and notices, address and resolve landlord/tenant payment issues, and monitor leases/amendments for rent start-up, operating expense changes, changes in ownership, alteration consent, and lease terminations
Lead all aspects of day-to-day landlord relationships and work with Square’s Workplace teams to resolve any questions or issues
Research and prepare comparative and financial analysis of real estate matters
Manage updating internal trackers and run reports for the team
Monitor, prepare and distribute all real estate Key Date reports
Assist with lease negotiations
Assist with other Real Estate projects as needed
Provide lease financial obligation for company reporting purposes
Qualifications
You Have:
A minimum of 3 years of Lease Management experience
Ability to review, interpret and abstract legal real estate documents
Excellent interpersonal and communication skills
Experience with database/records management
Experienced with tools: Oracle, Workday, GSuite
Negotiating experience, attention to detail and strong interpersonal skills required
Proven financial, analytical and creative problem solving skills
Demonstrated ability to understand/influence the business and build effective partnerships
A proven track record of identifying problems, building project plans to address them and managing the implementation
High level of organization, detail orientation and ability to time-manage across multiple deadlines
Willingness to tackle matters outside area of expertise
