Job Title: Facilities Assistant

FLSA Status:  Non-Exempt

Department: Office Services

Reports to: Facilities Manager

GENERAL DESCRIPTION:

This position is responsible for providing general building and grounds support by responding to and proactively identifying and resolving facilities-related maintenance needs. Tasks may include but are not limited to the inspection and maintenance of mechanical systems, HVAC systems, plumbing systems, and basic electrical (including lighting) and waste management. In addition, the facilities technician will be called upon to assist with moves/adds/changes in the office environment, perform minor carpentry, masonry, and painting, maintain fire protection and life-safety systems, and assure the building structure and grounds are appropriately maintained. Serves in the rotation of on-call personnel in emergent situations. Cross-training in other roles as backup as needed is required.

ESSENTIAL JOB FUNCTIONS:

Functional & Technical Skills

  • Perform preventative maintenance activities for HVAC equipment such as filter, belt, and VAV motor replacement.
  • Set up spaces for training, meetings, and events. Perform office moves, furniture assembly/disassembly, and installs.
  • Evaluate, prepare, and paint structures, surfaces, and equipment.
  • Develop and complete preventative maintenance tasks for all building systems. Documents work completed as required including logs, data reports, procedures, etc.
  • Inspect interior and exterior building structures to assure functionality of systems, identify and make repairs, and document actions and activities - making recommendations to the Facilities Manager.
  • Perform minor plumbing maintenance such as replacement or repair of leaks in drains and faucets, unclogging of drains.
  • Perform and document routine periodic inspections for building equipment and systems, as well as safety emergency lighting, fire extinguishers, and other equipment.
  • Coordinate and direct external vendors and suppliers throughout a variety of direct work projects, preventative maintenance activities, and system repairs. Attend regular Facilities meetings and follow up with action items
  • Performs other duties as assigned.

Safety

  • Participates in training, retraining, and continual improvement processes and methods
  • Ensure facilities is maintained and in repair to provide a safe work environment. Ensures plant is maintained and in accordance with housekeeping policies and guidelines
  • Follows and complies with all safety and work rules and regulations Promotes continuous improvement of workplace safety and environmental practices.
  • Respond to emergency calls related to equipment failure, spills, and leaks.
  • Perform miscellaneous department-related duties as assigned including possible safety inspections and building grounds work.
  • Support 24/7 on-call rotation and respond to infrastructure or system trouble alarms to troubleshoot and implement immediate adjustments or repairs.

Qualifications

REQUIRED QUALIFICATIONS:

Education: High School Diploma/Equivalent  

License/Certifications: Valid driver' s license with clean driving record and proof of insurability required. MVR required to validate status.

Experience: 2+ Years related experience and/or training. Basic maintenance experience such as plumbing, carpentry, and electrical repairs.

Knowledge, Skills, and Abilities:

  • Have a valid Boilers License or be able to obtain one
  • Must be able to pass a forklift, boom lift, scissor lift, a respirator fit test
  • Attendance is an essential function of the job.
  • Working knowledge and use of handheld tools.

Preferred: HVAC experience

  • A nationwide, federal, and state criminal background check will be conducted. Up to a seven-year history will be considered, including incarceration or court supervision. Findings will be reviewed relative to the position requirements.  
  • Employment Verification: Current and prior relevant employment experience will be verified to confirm the candidate meets the minimum required years of experience for the position.   
  • Education Verification: Post-secondary education at the associate degree level or higher will be verified, including degree(s) earned and dates of completion.   
  • Must possess and maintain a valid driver’s license. A Motor Vehicle Record (MVR) check will be conducted upon hire and annually thereafter in accordance with Loram’s Driving Policy.

  • May lift to 50 lbs. occasionally
  • 5% or more travel including international. Can tolerate variable and sometimes challenging conditions during visits or inspections of company equipment in a railroad environment
  •  Ability to work indoors and outdoors including in a variety of weather conditions such as rain, heat, and cold.
  • Stand, walk, stoop, climb, kneel, crouch or crawl,
  • Use hands to finger, handle or feel objects, tools or controls
  • Talk and hear to coordinate and operate equipment
  • Use of safety equipment as dictated by the work (safety glasses, safety shoes, respirators, face shields, hearing protection, gloves, etc.)

The pay range for this position is between $54,600 and 76,400

Loram determines compensation based on factors such as skills, competencies, education, and/or experience. Certain positions may be eligible for an annual bonus and paid time off in addition to base compensation.
