The Painter is responsible for interior and exterior painting tasks, and assisting with the upkeep of the apartment community including; apartment homes, buildings, parking lots/structures, curbing, fencing, and common areas. The Painter is responsible for conducting all job duties in accordance with company policy and all safety protocols, and supports the overall objective of meeting the expectations of the Client, based on the respective operating capital budget and management agreement.
Pay: $25 - $27 / Hour
DUTIES AND RESPONSIBILITIES
- General Painting Overview
- Maintain necessary paint inventory for anticipated turnovers and annual painting. Paint will be ordered by the Maintenance Supervisor and/or the Community Director.
- Follow a preventative maintenance painting schedule for common areas.
- Repair and maintain any equipment owned by the apartment community, including proper storage in a secure location. Equipment provided for your use to complete the job will not be abused.
- Ensure grounds, curbs, and property aesthetics are in compliance with the FPI Curb Appeal Policies.
- Unit Turnover
- Ensure vacated apartments are painted within 48 hours of being vacated.
- Assist with Maintenance of Common Grounds
- Painted curbing should always appear freshly painted
- Parking lot should appear freshly striped
- Pool and stairway fencing to be painted when needed.
- Other
- Wear provided uniform and name badge during work hours. Promote a professional image by adhering to FPI Management's Dress Code Policy.
- Provide all small hand tools necessary to perform routine maintenance (when applicable).
- Consistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures.
- Comply with all Fair Housing Laws and FPI policies and procedures.
- Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.
- Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.).
- Perform any and all functions as directed by the supervisor, including special project assistance.
Qualifications
Minimum Requirements:
- Minimum 1 year of experience in a similar role, preferably within Residential Property Management. Experience in hotel or facilities maintenance, residential or commercial painting, or construction will also be considered.
- High School diploma or equivalency certificate required.
- Valid Driver's License, a good driving record, current motor vehicle insurance which meets State requirements, and an operable vehicle that meets FPI’s Driving Standards and Personal Vehicle Use policy.
- Must be able to wear a respirator, and have the ability to be medically fit for duty and cleared to wear a respirator, and comply with FPI’s facial hair policy.
- Must be proficient in speaking, reading, and writing in English.
- Basic computer skills (email, internet, etc.).
