Job Description
Under minimal supervision, but in accordance with established policies, procedures and regulations, assists in the servicing of Wings Financial mortgage loans. Implements and monitors the necessary steps to protect the collateral assets of Wings Financial.
Essential Functions
- Maintains interface between Encompass and Affinity Edge. Works directly with Mortgage Analyst & IT to resolve issues and process improvements.
- Responsible for testing new processes and system upgrades in Affinity Edge & MIA interface.
- Creates and maintains online procedures for Mortgage Servicing.
- Trains new and existing staff on new/revised regulations and processes.
- Provides expertise and support for projects impacting servicing.
- Responsible work-out modifications; portfolio modifications & principal reduction modifications. Prepares documentation and works directly with member & Mortgage Credit Solutions department (when necessary), ensuring the accuracy of documentation.
- Performs timely completion of annual escrow analysis and 1098 reporting. Includes testing, validating data and continually developing process improvements providing a positive member experience. Expertise in reviewing an analysis and responding to member inquiries.
- Supports and provides back up for daily functions including posting payments; member inquiries; payoffs.
- New & existing tax payment processing for all escrow accounts in 50 states and counties. Must understand complexities of differing counties; townships; tax due dates.
- Performs FNMA, FHLB & Treasury reporting daily.
- Assists in FNMA and FHLB Sales including daily monitoring and reporting of balance changes, monitoring FNMA and FHLB website for presence of Purchase Advice, Affinity Edge maintenance for sold loans and balancing all sold loans.
- New Pool Loan reporting and ensuring necessary Affinity Edge updates are completed.
- Monitoring delivery of ARM rate and payment change notices.
- Monitors reports including: Escrow exceptions; short escrow payments; paid ahead; new construction; closed loans with balance; uncashed check; PMI cancellation. All reports are monitored & system maintenance completed to maintain & ensure accurate servicing of all mortgage loans.
- Supports the electronic transfer of documentation to Application Extender, including automatic transfer requests, payoff requests, payoff paperwork, modifications, balloon notices, general member correspondence, insurance correspondence, escrow closeout, payment reversals, insurance checks, PMI cancelations, rate and payment changes.
- Review and processing of Homeowner insurance claim checks.
- Knowledge of all functions in mortgage servicing. Is key contact for complexities of mortgage transactions. Offers support to staff and members related to all loans after funding.
- Provide assistance to auditing department when high volume occurs.
- Responsible for security and privacy of all members personal information & documentation.
- Bank Secrecy Act: Remains cognizant of and adheres to Wings policies and procedures, and regulations pertaining to the Bank Secrecy Act.
Qualifications
- Bachelor's Degree College degree preferred
- High School Diploma/G.E.D. Required
- 5+ years mortgage servicing experience or equivalent combination of education and experience
- In-depth knowledge of Miser and / or Encompass preferred
- Working knowledge of Microsoft Office, specifically Word and Excel.
- Ability to learn various vendor software (LPS; State National; FNMA; MI Companies.
- Strong analytical and decision-making skills required.
- Ability and desire to maintain quality of service while performing multiple tasks.
- Above average communication skills, both oral and written, along with problem solving skills.
- Knowledge of all applicable Real Estate lending laws and investor guidelines.
- Knowledge of state and county specific requirements.
- Bondable.
Additional Information
Pay Range: $29.00-$32.00/Hr., with a 10% annual target bonus. The estimated hiring range is the budgeted amount for this position. Final offers are based on various factors, including skill set, experience, location, qualifications, and other job-related reasons.
