Job Description
Job Purpose
The Commercial Construction Estimator develops accurate, competitive estimates for commercial projects ranging from $250K to $15M, including ground-up construction and tenant improvements. This role leads the estimating process from plan review through bid submission and partners with Project Management to ensure a smooth transition from estimate to project execution.

Responsibilities
Develop Accurate Estimates:
Review plans, specifications, RFPs, and bid documents; perform quantity takeoffs and prepare detailed estimates for labor, materials, equipment, subcontractors, and project requirements.
Manage the Bidding Process:
Develop bid packages, solicit and level subcontractor and supplier pricing, clarify scope, and ensure complete and competitive bid coverage.
Identify Project Opportunities & Risks:
Evaluate project requirements, site conditions, schedules, risks, and cost-saving opportunities; prepare conceptual, budget, and detailed estimates as needed.
Prepare & Submit Proposals:
Develop proposals and Basis of Estimate documentation, including pricing, assumptions, inclusions, exclusions, allowances, and clarifications, and respond to client questions.
Collaborate & Support Project Delivery:
Build strong relationships with clients, subcontractors, suppliers, and internal teams; support project handoffs and buyout activities while mentoring junior estimating staff and maintaining established estimating standards.

Qualifications
Requirements
Experience: Minimum of five years of commercial construction estimating experience, with demonstrated success preparing estimates for commercial projects.
Estimating Expertise: Strong knowledge of construction plans, specifications, RFPs, quantity takeoffs, scopes of work, General Conditions, and General Requirements.
Bid Management: Experience soliciting, reviewing, and leveling subcontractor and supplier bids, with the ability to identify scope gaps and pricing discrepancies.
Technology: Proficiency with electronic plan reading and takeoff software and Microsoft Project, with the ability to learn and effectively use additional estimating and construction management software.
Education & Credentials: Bachelor’s degree in Construction Management, Engineering, or a related field preferred; Certified Professional Estimator (CPE) designation is a plus.
