Job Description
Role Purpose
The Program Manager will lead the strategic management of the organization's India office portfolio, overseeing real estate transactions, workplace projects, and facilities governance across multiple locations. The role is responsible for aligning workplace infrastructure with business growth, driving portfolio optimization, ensuring successful delivery of office fit-outs and workplace transformations, and maintaining operational excellence across the India footprint.

Corporate Real Estate Portfolio Management
• Develop and execute India portfolio strategy aligned with business growth, talent, and workplace objectives.
• Lead office acquisitions, lease renewals, consolidations, expansions, relocations, and exits across India.
• Partner with business leaders, finance, procurement, HR, and legal teams.
• Conduct market assessments, location strategy studies, portfolio benchmarking, and occupancy analysis.
• Drive lease negotiations and commercial evaluations.
• Manage portfolio budgets, lease obligations, and governance processes.
• Build business cases and executive presentations.
• Monitor workplace utilization and identify optimization opportunities.
• Establish and manage relationships with landlords, developers, brokers, and consultants.
Workplace Projects & Capital Programs
• Manage end-to-end delivery of office fit-outs, workplace transformations, renovations, and relocations.
• Lead project planning, budgeting, scheduling, procurement, and risk management.
• Coordinate architects, consultants, contractors, and technology teams.
• Ensure projects are delivered on schedule and within budget.
• Oversee workplace design implementation and move management.
• Monitor project governance, reporting, approvals, and financial controls.
• Drive sustainability and workplace experience initiatives.
Facilities Management Governance
• Provide strategic oversight of outsourced facilities management operations.
• Manage service delivery partners across hard and soft services.
• Establish KPIs, SLAs, and governance frameworks.
• Ensure compliance with health, safety, environmental, and statutory requirements.
• Support business continuity and operational resilience programs.
• Drive workplace service enhancements and employee experience initiatives.
Qualifications
Bachelor's Degree in Engineering, Architecture, Construction Management, Real Estate, Facilities Management, or related field. MBA preferred. PMP, PRINCE2, MRICS, IFMA, CoreNet, or equivalent certifications preferred.
Additional Information
Experience Required
08–12 years of experience in Corporate Real Estate, Workplace Strategy, Program Management, or Occupier Portfolio Management. Proven experience managing a multi-city India office portfolio and leading workplace transformation programs.
