Job Description
The Director of Feasibility & Retention is responsible for producing market and economic evaluations of potential business opportunities for all Accor luxury brands, identifying, and pursuing new business initiatives and transaction opportunities. He/She will analyze hotel performance using financial and statistical techniques to monitor business trends and the effectiveness of strategic initiatives. The Director deals with other teams (Ops, Finance, Sales, Legal, etc.) across the hub and with corporate. The luxury brands include Raffles, Orient Express, Fairmont, Sofitel, Emblems and MGallery.
- Strategy and Underwriting
- Lead the financial underwriting of all proposed projects in the Americas region, and occasionally for other regions of the world.
- Coordinate the preparation of proforma projections. On a regular basis, present underwriting projections to developers and investors.
- Master and improve existing financial models and prepare financial models as required.
- Coordinate the procurement and completion of external consulting studies or reports.
- Oversee all feasibility analysis and prepare ad hoc documentation for project approval committees.
- Provide support to senior executives and provide analysis as relative to potential transactions involving key money, debt or capital investment.
- Collaborate very closely with the development team, and notably the two North America Vice Presidents of Development.
- Collaborate closely with other team members from other disciplines, including Design and Technical Services, sales, operations, revenue management as well as hotel management team members.
- Market and Company Knowledge
- Maintain granular up-to-date knowledge of the local lodging and real estate market, industry trends, supply and demand.
- Master and expertly use and leverage outside database and industry resources.
- As appropriate, maintain database and consolidate key data useful for the development team.
- Attend conferences and gain expert knowledge of industry trends, including capital market, lodging performance, revenue management and general consumer trends.
- Liaise with brokers, consultants, and other primary sources to compile market information.
- Maintain excellent knowledge of Accor’s different brands, loyalty program and distribution statistics, and existing portfolio hotel performance.
- Leverage internal legal resources and as appropriate abstract legal contracts to support HMA and other type of contract negotiations.
- Report, Analysis and Collateral Preparation
- Prepare internal and external reports and presentations.
- Organize internal coordination meetings and prepare meeting materials, presentation slides and meeting minutes.
- Assist in preparing budget, expense and accrual related reports.
- Marketing
- Works with brand team to produce collaterals and resources.
- Conduct owner brand immersions and site visits.
- Represent the company during local and international conferences, exhibitions and company events.
- Build and maintain a network of professional contacts including real estate brokers, consultants, development and construction partners, financial institutions, public authorities, attorneys, and investors.
- Develop close and regular relations with other departments in order to reflect needs and constraints in the agreements, develop up to date arguments for selling the company brands and its services.
- Administrative, Retention and Validation Process
- Strategize with senior and property level operations & internal developers on a regular basis in anticipation of renewals.
- Support operations & developers on complex renegotiation.
- Manage internal tools to create a structured and documented project flow.
- Ensure the implementation of each project validation processes and supervise the reporting activities for luxury development in the region.
- Lead or assist with the preparation, coordination, circulation and presentation of documents that require approval.
- Ad-hoc administrative duties as assigned by CEO and SVPs.
Qualifications
Education
- Hospitality or business administration bachelor’s degree. Master’s or MBA Degree a plus.
Required Experience
- 6+ years progressive hotel/or similar focused expertise in real estate finance, acquisitions, feasibility and/or banking. Ideally experienced in managing significant complex hotel projects/negotiations including deal structuring and closing.
- Network of hotel real estate investors, developers, consultants, and brokers in North America.
Technical skills / abilities
- Strong Excel modeling and Powerpoint and business writing skills.
- Expert knowledge of the hotel P&L and typical KPIs, hotel departments, and the Uniform System of Accounts for the Lodging Industry (USALI).
- In-depth understanding of feasibility principles and the feasibility process. Complex deal modeling skills.
- Strong interpersonal skills with the ability to negotiate, influence and generate confidence, trust and respect.

- Strong leadership skills and proven ability to build, coach and develop high performing teams.
- Confident and articulate communication, negotiation, relationship and networking skills.

Visa Requirements: Must Legally be authorized to work in the United States
- Salary Range: $140,000-$155,000
