Job Description
The Project Leader is responsible for planning, coordinating and delivering workplace and real estate projects across the Nordic region, including lease-related matters, change initiatives and workplace transformation projects.
The role works closely with Real Estate, business stakeholders and external partners across the Nordic countries, ensuring delivery in line with scope, timeline and budget. Projects may be delivered in countries other than where the Project Leader is based.
- Project Management & delivery
- Lead and execute workplace and real estate projects end-to-end (e.g. relocations, rebuilds, consolidations)
- Define project scope, timelines, budgets and deliverables
- Ensure projects are delivered on time, within budget and to agreed quality standards
- Identify and manage risks, dependencies and critical path
- Lease negotiation & regulatory processes
- Support and lead lease negotiations in collaboration with internal and external stakeholders
- Manage matters related to rent reviews, lease extensions and terminations
- Represent or support cases in the Rent Tribunal when required
- Ensure compliance with legal and contractual obligations
- Change Management & implementation
- Drive change management initiatives linked to workplace transformation
- Ensure successful adoption of new ways of working, workplace concepts and policies
- Develop and execute communication and engagement plans for stakeholders
- Support business leaders through transition phases
- Stakeholder management
- Act as a credible and trusted advisor towards business stakeholders
- Manage expectations in a complex organization with multiple stakeholders and opinions
- Facilitate decision-making through structured dialogue and clear communication
- Build strong relationships across functions, regions and seniority levels
- Workplace expertise & advisory
- Knowledge within workplace strategy, portfolio management and workplace design principles
- Contribute to the development and continuous improvement of workplace and portfolio strategies
- Ensure projects align with defined workplace principles and long-term portfolio direction
- Translate project learnings into actionable insights to strengthen future strategy development
- Strategic Development & Governance
- Contribute to the development of future workplace, portfolio and governance frameworks
- Support the establishment of common standards, processes and decision-making structures across regions
- Identify improvement opportunities and drive continuous development of Real Estate & Workplace practices
- Provide expert input to strategic initiatives, business cases and portfolio decisions
- Governance, reporting & communication
- Ensure projects follow internal governance, approval processes and policies
- Track and manage project budgets, forecasts and financial performance throughout the project lifecycle
- Provide structured reporting on progress, risks and financials
- Prepare decision material for senior stakeholders when required
Qualifications
- At least 7-10 years of experience within workplace, corporate real estate, facilities management, or related disciplines, including responsibility for complex projects and strategic advisory.
- Project management within workplace, real estate or similar field
- Understanding of workplace and real estate portfolio strategy, with ability to contribute to strategic development
- Experience in lease negotiations and understanding of tenancy law / rent tribunal processes
- Experience leading complex projects involving multiple stakeholders, locations and business functions.
- Experience of delivering projects across the Nordic countries, including projects outside the employee’s country of residence, is considered an advantage.
- Strong stakeholder management in complex organizations
- Experience within change management and workplace transformation
- Financial understanding related to projects and leases
Additional Information
This is an internal role within AFRY, working closely with business stakeholders and support functions to develop and deliver workplace and real estate solutions for AFRY's own operations rather than external clients.
