Job Description
Drive immediate sales growth and elevate net occupancy at each assigned community. Directly influence overall sales performance through individual contributions and reinforcing effective sales practices in collaboration with the on-site team to achieve these objectives. This position does not have direct supervisory responsibilities.
- Lead Generation & Follow-Up
- Respond to all inbound inquiries (phone, email, web) within two hours to maximize speed-to-lead.
- Proactively generate and cultivate leads through a minimum of three home visits per week.
- Execute time-sensitive follow-up using Customer Relationship Manager (CRM) tools, maintaining at least 15 prospect connections daily.
- Utilize the OneDay platform to send a minimum of five personalized videos weekly to prospects or their families. Tours
- Schedule and lead in-person community tours aligned with your weekly move-in goals, ensuring tours occur on your scheduled workdays.
- Customize each tour using the company’s Tour Planning in collaboration with department heads during stand-up meetings. Incorporate a personalized "One Extra" that reflects the prospect’s interests and showcases our unique value within senior living. Sales Strategy & Reporting
- Drive occupancy and revenue goals through strategic sales planning, execution, and analysis of Yardi reports.
- Monitor key performance metrics in the CRM, including lead conversion, speed-to-lead, and activity dashboards.
- Participate in weekly meetings with the Executive Director and Sales department to align priorities and action plans for achieving results. Sales Expectations
- Achieve five monthly move-ins (one per week) or meet net occupancy goals for the assigned community. • Conduct three home visits weekly and maintain a minimum of 15 daily prospect connections
- Send five personalized OneDay videos each week.
- Maintain a minimum 50% inquiry-to-visit and 25% visit-to-move-in conversion rate. Travel
- Travel on short notice to any community as needed, with assignment durations varying based on community needs. Dotted line reporting to your Regional Sales and Regional Managers, who support the assigned community.
- Overnight accommodation is provided on-site as available.
- Standard schedule: 10 days on, 4 days off; may adjust to 5 days on, 2 days off for local assignments.
- Perform other duties as assigned.
Qualifications
- Excellent verbal, problem-solving, and written communication skills.
- Excellent interpersonal and customer service skills.
- Excellent organizational skills and attention to detail.
- Comfortable with ambiguity; can extract relevant components from complex situations to connect the dots, make sound decisions, and work with minimal direction.
- Understand the sales function and assigned community and make recommendations as business needs evolve.
- Excellent time management skills with a proven ability to meet deadlines and maintain consistent and regular attendance.
- Consistently uphold an overall professional appearance, demeanor, and conduct.
- Proficient with Microsoft Office, customer relationship management (CRM) software, and other business-related software. Minimum two years of college and prior experience in sales, leasing, or community relations required.
- Senior living or related industry experience preferred.
- Proven ability to close sales and communicate value propositions.While performing the duties of this job, the employee is regularly required to talk or listen. The employee is frequently required to sit, use hands to finger, handle, or feel, and reach with hands and arms. The employee is occasionally required to stand, walk, climb, or balance. The employee must occasionally lift and/or move up to 50 pounds.
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
