Job Description

Serve as on-site rep for the Government in support of GSA.

Period of Performance: Project expected to last approximately 4 months; mid-May to mid-Sep. Some work will be required during non-business hours, including nights and weekends.

This renovation project will affect the third floor of the Keating Federal Building. The finished space will be occupied by SSA staff. Areas affected include hearing rooms, private offices, open office space, mail room, and storage. The total project area is approximately 8,200 sq. ft. Construction includes limited demolition and complete build-out which includes IT and Security.

·         Conduct Existing Conditions Survey and develop existing conditions report utilizing photographs, field measurements and existing drawings.

·         Monitor General Contractor’s Quality Control Program.

·         Coordinate and lead weekly job site meetings with the GSA PM, Contracting Officer, General Contractor, key subs, customer reps; draft, distribute and finalize minutes.

·         Conduct comprehensive daily site inspections and produce daily logs. Record progress via photographs. Prepare weekly construction inspection report. Track defects and omissions; monitor corrections.

·         Submittal/RFI Review: utilize Google Docs to track. Review all submittals; forward to A/E.

·         Review GC’s critical path method schedule & report issues or delays.

·         Prepare cost estimate and SOW for change orders.

·         Maintain all drawings.

·         Review payment invoices and forward for payment.

·         Change Orders: Establish and maintain log. Review for validity and make recommendations. Draft scope of work and cost proposal. Review schedule for impact.

·         Contract Closeout: Participate in construction, commissioning and contract closeout, including creating and administering punch list.

·         Security Clearance Tracking: Assist in tracking GC and sub workers authorized site clearance.

Qualifications

·         Certified Construction Manager (CCM) designation

·         5+ years similar field construction experience including observing and inspecting work in progress

·         Exp managing project of similar scope and complexity, $1.3 million plus office renovation.

·         Excellent verbal and written communication skills. Ability to read, speak and write the English language fluently

·         Strong computer proficiency including MS Office applications

·         Strong organization and time management skills
