Job Description

The Portfolio Analyst (PA) is the individual responsible for assisting the Portfolio Manager (PM) with managing a group of assets as assigned by FPI Management, Inc.  This individual is responsible for aiding the PM to enforce all FPI Management, Inc policies, procedures and internal operations, and to perform the PM duties under their direction and/or in their absence.

Pay: $26 - $31/ Hour

DUTIES AND RESPONSIBILITIES

  1. Assist Portfolio Manager in preparing annual operating budgets for submission to Clients and Properties
  2. Assist Portfolio Manager with monitoring project budgets and marketing to maintain an awareness of the current financial status of each asset
  3. Assist Portfolio Manager to complete the monthly/quarterly Property Manager Checklist and submit on-time
  4. Assist Portfolio Manager with reviewing and submitting accurate weekly reports to client
  5. Make rent and concession recommendations to Portfolio Manager based on market conditions and availability
  6. Assist Portfolio Manager to verify that each property is adequately maintaining appropriate and required forms, leases, documents, resident certifications, invoices, and all other necessary forms, posters, and signs required by the Client, the Lender, and FPI Management, Inc.
  7. Assist Portfolio Manager to ensure that all units are maintained to FPI standards, including turn-over’s, exterior curb appeal, decorating recommendations, and cleanliness
  8. Review and communicate vacancies, availability dates, and turn-over rates with Portfolio Manager

  10. Assist Portfolio Manager with review and completion of monthly operating statements, budget and variance reports, check registers as necessary, delinquency reports, and other financial reports as provided by FPI Management to ensure budgetary control
  11. Maintain a professional appearance at all times in the presence of Employees, Clients and Residents
  12. Assist Portfolio Manager to provide training and positive guidance to all employees to ensure maximum productivity
  13. Provide Portfolio Manager with monthly training status reports of on-site employees and ensuring training requirements are met for each employee
  14. Responsible for meeting all training requirements for the PM position
  15. Assist Portfolio Manager to personally respond to Resident, Client, and Vendor calls, emails, and text messages within 24 hours of receipt during the work week
  16. Assist Portfolio Manager with recruiting activities and the hiring of all on-site personnel
  17. Assist Portfolio Managers to ensure their Sites and Community Directors are in compliance with all FPI Safety Policies and Procedures
  18. Maintain positive, professional and effective communication with Clients and Supervisors to ensure FPI is meeting the Client objectives and expectations

    2. Ensure compliance with all Equal Housing Opportunity/Affirmative Fair Housing laws
    3. Ensure proper LIHTC and/or Section 8 policies and procedures are followed
    4. Monitor LIHTC Application and Annual Recertification processes
    5. Regulatory Compliance – Ensures compliance with regulatory and funding requirements, contracts, and reporting
    6. Conduct file reviews, physical inspections, and interact with regulatory agencies
    7. Conduct semi-annual inspections as required

    1. Consistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures  
    2. Comply with all Fair Housing Laws and FPI policies and procedures
    3. Promote a professional image by adhering to FPI Management's Dress Code Policy. 
    4. Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.
    5. Perform any and all functions as directed by the supervisor, including special project assistance

Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.).

Qualifications

Minimum Requirements:

  • High School diploma or equivalency certificate
  • Valid Driver's License, a good driving record, current motor vehicle insurance which meets State requirements, and an operable vehicle that meets FPI’s
  • Driving Standards and Personal Vehicle Use policy.
  • Preferred 2-4 years’ experience supervising employees
  • Must be proficient in speaking, reading, and writing in English
