Job Description

A natural networker who takes stakeholder management in their stride, a Trainee Sales
Consultant will be the face of St. Modwen Homes to our customers. With a keen eye
for commercials and a growth mindset, they will strive to achieve the best possible price for
each plot in order to meet or exceed the agreed target. They will understand the opportunities
on each site and use this knowledge to build a pipeline of future customers and be truly
customer centric in everything they do.

In a typical week, a Trainee Sales Consultant might:

  • Gain an understanding of the process of progressing reservations through to Exchange of Contracts and Legal Completion to the agreed deadline, liaising with purchasers, solicitors, estate agents and financial advisors on a regular basis
  • Develop an understanding of all relevant information required to give full and accurate information to purchasers regarding the development, the local area, specification and build completion dates
  • Gain an understanding and appreciation of the build process and the potential effects on timescales and targets
  • Assist in coordinating the handover process, including the preparation of handover packs for completions, arranging for the purchaser to attend a Pre-Occupation Demonstration and carrying out the handover on the day of completion
  • Guide potential purchasers around show homes, stock plots and the site to demonstrate the product, demonstrating benefits and overcoming objections in the process
  • Collect and utilises accurate data regarding prospective customers, as specified in Sales Consultant Manual and inputs details into the company’s computer systems, within required timescales
  • Maintain to a high standard the presentation of the Sales complex, show homes and stock plots both internally and externally, ensuring signage is maintained and up to date
  • Maintain a working knowledge of the build progress of each plot
  • Conduct market research and competitor analysis to establish what the competition (both new build and second-hand market) are offering in terms of product and price
  • Maintain accurate records of visitors, reservations, contract chasing and customer contact on COINS and the Sales File
  • Develop an understanding of the COINS operating system
  • Contribute to improving the business by putting forward new ideas and by implementing change when requested to do so
  • Attend and minute the weekly Sales/Site meeting with the Site Team
  • Contribute to evaluation of media advertising and contributes to future campaign planning
  • Promote and lives the values of St. Modwen
  • Maintain knowledge and adhere to relevant Group Policies and Procedures, Legislation and Regulations
  • Develop and ensure safe working practices

Qualifications

  • GCSE Grade A-C in English and Mathematics or equivalent
  • Valid UK Driving licence
  • Competent MS Word & Excel user
  • Strong communication, listening and Negotiation skills
  • Enthusiastic and self-motivating; able to work on own initiative
  • A team player with a flexible approach
  • Strong attention to detail
  • An understanding of GDPR is beneficial but not essential
  • Previous experience or exposure to a sales role is beneficial but not essential
  • For safeguarding reasons, the company requires employees in this position to undergo a basic DBS check, which will show unspent convictions only. The results of the DBS check would be dealt with on a case-by-case basis
