Job Description

The Senior Project Manager role manages all phases of project development including programming, design, feasibility, budgeting, permitting, construction document review, code compliance, cost engineering and project scheduling. Participates in development feasibility, planning, due diligence and contract negotiations. Provides internal and external coordination and communications with project stakeholders and partners.

The position will work on managing the construction of a ground up nine (9) story parking garage as well as projects across the assigned area of responsibility (Westgate Myrtle Beach, Myrtle Beach SC and Westgate Williamsburg, Williamsburg, VA). This is a twelve-month (12) assignment which may be extended

ESSENTIAL DUTIES AND RESPONSIBILITIES

5-10 years of experience in construction management role. Able to manage 1-2 properties or 5-15 projects. Must have heavy experience in concrete and mid-rise construction. Manages all phases of project development including

  • Programming - Consults with upper management to determine functional and special requirements for new construction and/or renovations. Prepares a scope of work that summarizes requirements and amenities for projects at assigned locations. Upon approval, coordinates execution of the approved action. Conducts construction document reviews to ensure coordination, accuracy and code compliance. Develops bid documents and sketches to aid in the bidding process for projects.   • Design - Assists the Director of Development in creating a feasible project concept by evaluating trends, desired ambience, and image. Of the property. Reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed and provides comments as required
  • Cost Engineering - Evaluates all project cost reports for accuracy. Prepares comparisons to monitor construction cost trends to historical data. Updates the cost database as needed.
  • Project Schedules -- Develops and ensures project schedules are accurate. Meets with GC weekly to discuss cost and schedule. Prepares a project status reports for management per company process and procedures. Reports on progress and any necessary modifications of plans that seem indicated. Plans, implements, tracks and closeout / turnover of construction projects. Conducts project meetings.
  • Resort Improvements and Renovations - Assist the Resort Renovations Manager with renovation budgeting, reserve balance compliance, subsidy calculations. Develop a cost-effective plan and schedule for completion of projects following a logical pattern for utilization of resources. Upon receipt of bids, will do a descope of the work with bidders, review and evaluate bids and make recommendations on awards and then prepares request for contracts for award.
  • Construction - Coordinates work of subcontractors working on various phases of multiple projects. Oversees performance of all contractors. Tracks and controls construction schedule and associated costs to achieve completion of projects within time and monies allocated. Manages day to day operational and tactical aspects of multiple construction projects in a supervisory role. Is responsible for proper administration of construction contracts and for ensuring all necessary permits and licenses are obtained.
  • Manages day to day client interactions and expectations, directly or in a supervisory role
  • Generates and issues regular internal and external project reporting through company.
  • Proactively identifies changes in project scope and ensures appropriate measures are taken.

EDUCATION and/or EXPERIENCE

A minimum of 10 years of experience in construction (concrete and mid-rise) of which 5 years must have been in a supervisory capacity. Construction Project Management experience desired.
