The Regional Facilities Director safeguards the interests of the owners by maintaining the physical condition of property and equipment according to the Company’s guidelines and standards, and protecting the property and equipment from damage, loss, and deterioration. This position oversees the maintenance of a portfolio of properties.
Must be able to work in the Columbus, OH market.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
- Establishes and maintains good relations with Area Director, senior management, owners, residents, vendors, prospective residents, and co-workers
- Plans and directs the activities of the maintenance staff.
- Trains and evaluates maintenance staff. Conducts timely reviews and ensure appropriate / adequate staffing. Provides recommendations as appropriate
- Designs and develops preventative maintenance schedule per site and advise Property Manager and Area Director of outstanding items
- Identifies capital improvements and obtains required estimates/bids for management review
- Assists in budget preparation for maintenance expenses for assigned region
- Assists Property Manager, Area Director and Vice President in evaluation of all maintenance employees for purposes of written reviews
- Adheres to established policies related to fair housing
- Communicates with co-workers, management, residents, vendors, and all outside contacts in a courteous and professional manner
- Maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts
- Reviews contractor and vendor agreements
- Ensures code compliance
- Communicates and maintains Village Green maintenance policy
- If applicable, knowledge of the union contracts
- Perform all reasonable duties as assigned by the Operational Vice President
Qualifications
REQUIREMENTS
- 4 Year degree in Engineering or Facilities Management preferred
- Understand complicated mechanical systems, elevators, roofs, energy management
- LEEDS Certified
- Previous supervisory experience preferred
- Ability to provide direction and instruction to subordinates, and to communicate effectively with residents, supervisors, vendors, and others
- Excellent mechanical aptitude including previous plumbing, electrical, mechanical, drywall repairs, carpentry, and pool/spa maintenance experience
- HVAC knowledge and certification
- Strong verbal and written communications that include service requests, scope of work, and recommendations.
- Ability to conduct training classes
- Previous apartment maintenance experience a plus
- Ability to travel up to 75%
- Proficient in MS Office to include Excel and budgeting

- Ability to move, push, pull a minimum of 50 lbs., as needed.
- Ability to work in both indoor and outdoor environments including hot/cold temperatures.
