Franchise Real Estate Coordinator

This position requires a heavy focus on driving the real estate process from site selection to lease signing with franchisees. This job requires someone with excellent and prompt communication, and creative solution skills between departments and outside parties. This person is utilized as a resource to assist the sales process with closing based on market research and advanced offer and lease negotiations. Your Key Responsibilities

·         Manage the LOI and Lease process from start to finish, including acting as the primary negotiator during the LOI process and as a liaison with outside council and Landlord brokers throughout the lease negotiation process.

·         Assist in creation of new market broker relationships.

·         Identify all deal specific issues in order to anticipate and proactively work through conflicts and execute leases in a timely manner.

·         Coordinate review of space plans, request drawings and/or prelims, guestimates/bids for viability with Construction Dept. Refer any outside general contractors per location as needed.

·         Contact established brokers, Regional Vice Presidents and Franchisees to track progress, provide and set up needed assistance in securing needed real estate.

·         Conduct & Create internet research reports to find potential sites based on our criteria and roll out to franchisee base for review via Costar, LoopNet or preferred outside brokerage local/national websites.

·         Training of new agents and Regional VP’s.

·         Help to improve and create all processes and documentation associated with site selection, lease negotiation, and brand approvals.

Requirements

 5-10 years’ related experience and/or training within the commercial real estate industry.

OR Equivalent combination of education and experience.

• Strong background in real estate related industry and ability to understand, negotiate, and communicate lease language.
• Ability to read and interpret documents such as letters of intent, leases, financial statements and waivers, real estate principles, and brand construction aspects.
• Creative and fast-paced person to enhance the real estate process.
• Experience in negotiating deals.
• Proficient computer skills including MS Office Suite, ACT, Customer Relationship Management systems, and scheduling software.
