Job Description

We're looking for an experienced Project Manager with proven site management expertise to join our team in Dubai, United Arab Emirates. In this role, you will oversee the planning, execution, and delivery of residential projects from inception through completion, with a strong focus on contractor management and on-site supervision. You'll work collaboratively with contractors, subcontractors, cross-functional teams, clients, and stakeholders to ensure projects are delivered on time, within budget, and to the highest quality standards. This position requires consistent on-site availability in Dubai throughout the project duration and offers an exciting opportunity to make a meaningful impact in a fast-paced, innovative environment.

  • Manage all aspects of residential project delivery including budget, schedule, procurement, quality, and risk management throughout the project lifecycle
  • Define project scope, requirements, and deliverables in collaboration with clients and stakeholders; prepare detailed scope of work, resource plans, cost estimates, budgets, and project schedules
  • Oversee and coordinate contractor and subcontractor activities on-site; establish clear expectations, performance metrics, and accountability measures through regular site inspections and walkthroughs
  • Identify, qualify, and manage project contractors and vendors; conduct requests for proposals, analyze bids, negotiate contracts, and enforce contractual obligations
  • Monitor project progress against approved budgets, timelines, and objectives; identify variances and implement corrective action plans and change management procedures as needed
  • Identify potential project risks early and develop mitigation strategies and contingency plans to minimize or eliminate risks, particularly related to contractor performance
  • Develop and implement comprehensive communication plans including site meetings, written reports, and documentation to keep all stakeholders informed and resolve issues in real time
  • Establish and maintain project documentation governance aligned with company and client requirements; ensure data integrity and accuracy

Qualifications

Required Qualifications:

  • Bachelor's Degree in Civil Engineering, Construction Management, or related Engineering discipline
  • Minimum 10 years of professional project management experience in residential or hotel/hospitality construction and real estate project delivery
  • Proven expertise in contractor and vendor management with demonstrated success in large-scale construction project oversight
  • Strong technical knowledge of civil engineering principles, construction methodologies, building codes, and construction standards relevant to residential and hotel projects
  • Familiarity with hospitality-specific requirements, including hotel operational standards and phased delivery considerations for active properties
  • Advanced proficiency with Microsoft Office Suite and project management tools
  • Demonstrated mastery in budget management, scheduling, resource allocation, and financial forecasting for construction projects
  • Extensive experience with risk management and change management processes in complex construction environments
  • Proven track record of managing multiple large-scale construction projects simultaneously while maintaining quality and timeline adherence
  • Outstanding interpersonal and communication skills with demonstrated ability to lead and influence diverse teams, contractors, and stakeholders
  • Ability to work on-site regularly during project duration with flexibility for non-traditional hours when needed

Preferred Qualifications:

  • Advanced degree (Master's) in Civil Engineering, Construction Management, Project Management, or Hospitality Management
  • Project Management Professional (PMP) certification or Professional Engineer (PE) license
  • Specialized experience in hotel development, renovation, or repositioning projects
  • Experience working in international or multicultural environments, particularly in the Middle East region
  • Demonstrated leadership experience with mentoring and team development capabilities
