Job Description

The Program Manager will manage Corporate Real Estate (CRE) programs of solar design and construction projects from inception through occupancy to ensure adherence to industry best practices, company governance and processes. Projects to be delivered on time and schedule, in alignment to the Design Guidelines.

Program Management

  • Develop program plan for delivery of multiple corporate solar projects.
  • Develop program scope and schedule.
  • Develop program risk and mitigation plans.
  • Drive successful execution of portfolio of solar projects tracking schedule and proactively removing roadblocks.
  • Develop program budget (based on market benchmark, space plan, due diligence information as these become available) and identify financial assumptions.
  • Develop program reporting and lead reviews with management.

Pre-planning

  • Partner with CRE senior management to create project brief, including sizing, financial analysis, scenario modeling, benchmarking, industry trend assessments.
  • Develop project scope and schedule.
  • Develop project budgets (based on market benchmark, space plan, due diligence information as these become available) and identify financial assumptions.
  • Work with CRE design and construction, operations, and Corporate Finance to develop comprehensive business cases that effectively inform and motivate appropriate decisions for governance approval documentation to secure funding for the projects.

Design Management

    • Engage and manage internal workstream partners (security, FM, IT, corporate real estate operations) to develop the scope and design of the project.
    • Manage and/or oversee the management of the design team to represent and outline Corporate requirements.
    • Establish and oversee local project management team to all design deliverables and milestones.
    • Ensure design alignment to Corporate Real Estate Design Guidelines, interior design aesthetic and industry best practices for workplace new builds.

Procurement

    • With assistance from the Corporate Project Controls team, assemble and execute the tendering process for the professional team (Architect, Engineers, Project and Cost Manager).
    • Oversee the local project and cost manager contractor, vendor and specialty consultant (Graphics, Security, AV) tendering process.
    • Oversee the local project and cost manager furniture procurement process, in partnership with global furniture manufacturing partners and discount agreements.

Contracting

    • With assistance from the Corporate Project Controls team and leveraging the local project and cost management execution teams; draft master and project-based. agreements based on the contract library templates.
    • Liaise with the CRE Leadership / Legal / Risk Management and the vendor to negotiate and agree all terms and condition amendments.
    • Ensure all vendors, consultants and contractors have an agreement executed and in place for services being provided.

Project Accounting

    • Administer the purchase order issuance, tracking and invoicing for all project-based vendors.
    • Establish and oversee the periodic update of cashflows for every project, per schedule progress and actual payments made monthly.

Cost Reporting

    • Using the Corporate cost report template, plan, manage and report all project costs monthly –leveraging the local cost management team engaged for each project.
    • Review and validate detailed project budgets and cost plans established by the local cost management execution teams engaged for each project.
    • Assess and agree professional team, vendors and contractor awards and variances.

Project Execution

    • Lead all project planning and team assembly (internal and professional).
    • Proactively monitor projects progress, key milestones, and interdependencies.
    • Resolve resource/schedule conflicts, mitigate, and manage risks, and escalate key issues to ensure successful outcomes.
    • Communicate progress and key metrics within project stakeholders on a consistent and regular basis to enable effective decision making.
    • Identify major decision-points and drive well-defined analysis.
    • Work with key partners in HR, IT, and Finance to establish role clarity and assign work stream owners.
    • Drive adherence to established processes.

Continuous Improvements

    • Contribute to CRE Project Management Playbook.
    • Contribute and manage design guidelines updates.
    • Develop and manage program plans to ensure alignment of priorities and activities required to achieve CRE plan results within budget and schedule.
    • Contribute to program management frameworks to be leveraged consistently including governance, analytics, and communication.

Qualifications

 

Demonstrate project experience with the following:

  • Experience managing multiple stakeholders and a full program management office (PMO) for solar construction projects.
  • Review owner processes and advise.
  • Review contract documents and contract modifications to determine scope of work and scope changes.
  • Understanding of Owner’s Operations and best practices.
  • Understanding of Safety Programs (Health, Safety, and Emergency Response).
  • Understanding the monitoring and Inspection of Construction and Project Coordination.
  • Completing comprehensive Monthly Reports to client.

Must Have:

  • Bachelor's degree in construction management, engineering, architecture, project management, or a related technical field. 
  • Minimum 3+ years of post-graduate program management governance experience, developing processes and procedures for commercial real estate construction projects under a PMO portfolio.
  • Proficient with Microsoft Office and Google Suite of Applications.
  • Advanced skills with report writing and presentations.
  • Excellent verbal and written communication skills, including documentation.
  • Excellent interpersonal skills.
  • The tenacity and drive to inject value and create solutions.
  • Develops good working relationships with project team.
  • Ability to travel if required.
  • Good organization skills, ability to multi-task, and be a team player.

Additional Information

 

The salary range for this full-time role is $110K-$135K per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package.  Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate’s experience and qualifications.
