Job Description
We are seeking an experienced Construction Scheduler with a strong background in managing large, complex, and high-stakes construction projects, particularly within high-tech, mission critical, and/or commercial real estate sectors.
This role will be responsible for developing, maintaining, and monitoring the overall project schedule to ensure that projects are completed on time, within scope, and within budget. The ideal candidate will have expertise in managing intricate schedules, coordinating multiple teams, and optimizing resources in fast-paced, high-pressure environments.
Responsibilities:
- This position requires both in-office and onsite work.
- Develop comprehensive, integrated project schedules for large-scale, complex construction projects across high-tech, mission critical, and commercial real estate sectors.
- Develop detailed schedules for each phase of the project, including design, procurement, construction, commissioning, and handover, ensuring alignment with project milestones, deliverables, and deadlines.
- Integrate schedules from multiple stakeholders, including general contractors, subcontractors, design teams, and suppliers.
- Monitor progress against the baseline schedule, track project performance, and generate regular progress reports for senior management, project teams, and external stakeholders.
- Provide early identification of schedule risks, delays, or issues and propose corrective actions or adjustments to keep the project on track.
- Conduct regular schedule reviews and update the project schedule based on changes in scope, design, and other unforeseen events.
- Proactively identify potential risks that could impact the schedule, including resource constraints, supply chain issues, or changes in regulatory requirements.
- Work with project teams to develop mitigation strategies to address identified risks and ensure minimal disruption to the project timeline.
- Continuously assess the critical path of the project and adjust schedules accordingly to maintain timely project delivery.
- Work closely with project managers, contractors, subcontractors, architects, engineers, and other stakeholders to ensure alignment on project goals and schedules.
- Serve as the central point of contact for schedule-related queries, ensuring clear communication between all project participants.
- Coordinate schedule adjustments and resource reallocation to minimize disruptions and optimize project flow.
- Ensure that resources (labor, materials, equipment) are efficiently allocated throughout the project lifecycle to meet critical milestones and deadlines.
- Work with procurement teams to identify and incorporate potential scheduling impacts due to supply chain constraints, material availability, or labor shortages.
- Maintain accurate and up-to-date project documentation, including revised schedules, change orders, and project progress reports.
- Ensure that any schedule changes, extensions, or revisions are documented and approved by relevant stakeholders.
- Track and report on all delays and their impact on project timelines, as well as any corrective measures taken.
- Conduct post-project reviews to evaluate the performance of the scheduling process, identify lessons learned, and implement improvements for future projects.
- Recommend improvements to the scheduling process, tools, or practices based on project experiences.
Qualifications
- Bachelor’s degree in Construction Management, Civil Engineering, Project Management, or related field (or equivalent experience).
- A minimum of 5 years' experience as a construction scheduler or planner, with a proven track record of working on large, complex projects in high-tech, mission critical, or commercial real estate sectors.
- Demonstrated experience with managing the schedule for multi-disciplinary teams on complex, high-profile projects.
- Extensive experience using scheduling software such as Primavera P6, Microsoft Project, or similar tools.
- Strong understanding of construction processes, methodologies, and industry best practices, particularly in high-tech, mission critical, and commercial real estate projects.
- Ability to manage and prioritize multiple tasks and projects simultaneously, working under tight deadlines.
- Excellent communication and interpersonal skills, with the ability to collaborate effectively with stakeholders at all levels.
