Job Description

The Chiller Mechanic is responsible for the day to day operations and preventive maintenance of major chillers and systems.

Essential Duties and Responsibilities:

Installs, modifies, repairs and performs preventive maintenance on refrigeration systems including; hermetic, semi-hermetic, mechanical, screw, scroll and centrifugal units; air conditioning, ventilation; reverse osmosis systems, computer rooms; process coolers; ice machines; evaporative cooling; air compressing and related control systems, including pneumatic, DDC, and building control systems equipment. This person performs difficult installation tasks involving assembly, testing, calibrating, and adjusting of temperature control and environmental control systems such as air conditioning plants, air environmental control systems, air distribution systems and complex dual equipment cooling installations, specialized refrigerated warehouses and facilities, and evaporative mechanical ventilation, and dehumidification systems.

Oversee and monitoring the operation, adjust and maintains refrigeration, chilled water and air conditioning equipment, ventilation, pumps, valves, piping, belts, motors and filters.  Install and rebuild if needed air compressors, replace bearings in all types of motors, replace seals on pumps and complete understanding of HVAC controls.

Oversees the Preventative Maintenance performed by outside contractors.  Able to understand the equipment needs of the property, ability to work with suppliers to maintain best operating practices and maintaining operating budgets assigned to the property. 

Must develop and maintain positive tenant relationships, ability to be personable and patient with tenant's needs and requests.  Respond to tenants needs in a prompt and courteous manner at all times. 

Qualifications

Education and Experience:

  • 5-10 years related work experience in a commercial or residential building environment
  • EPA Certification preferred
  • Applicants should have excellent communication and interpersonal skills
  • Answer after-hours emergency calls and be available to work overtime as needed
  • Must be able to manage work load on a daily basis with little supervision
  • Must be able to handle multiple projects, changing priorities and managing heavy work loads
  • Secret clearance preferred but not required

Physical Requirements:

  • Ability to repeatedly lift and carry objects of up to 50 lbs.
  • Ability to climb and work from ladders
  • Stooping, standing, climbing and frequently lifting equipment (pump, tools, ladders) with a minimum of 50 lbs.
  • Maintain professional appearance at all times
