Job Description

The Building People is seeking a Space Planner in support of our Federal client.

Major Duties:

Develop Program of Requirements and update when significant changes occur in requirements and utilization data. Conduct periodic audits (data and floor checks) to validate PORs are aligned to objectives, directives, and guidelines.

Provide support in the space planning, design, and related analytical support services for the purpose of creating usable space for swing, transition, and/or occupancy. Support space reduction efforts in the design and layout of space.

Evaluate typical floor plans to determine actual workplace utilization and space allocations. Document planning factors for the building and incorporate specific planning factors into space requirements database to determine usable area.

Determine building efficiency through the development of Test PORs for various sites to include work space types and support space proportional to total required for each to represent a typical requirement for a floor for each site. Plan to show space in outline form but include wall and panel thicknesses.

Develop stacking plans, blocking plans, and adjacency diagrams. Provide calculations that include usable area by floor; determine building specific planning factors for typical floor layouts

Assist in the review of Design Intent Documents and Construction Document Reviews of Architectural and Engineering Design Intent Documents, space plans and construction. Review and validate POR requirements are captured in the DIDs and CDs.

Prepare and maintain As-Built drawings to track portfolio space. Perform regularly scheduled site walks to verify/validate as-built information and identify changes to space configurations or use.

Review Space Standards against space availability, energy costs, operation and maintenance costs, security, emergency management, and alternative workplace/mobility changes.

Support the development of Business Case Analyses associated with the strategic management of a real estate portfolio.

Participate in and/or lead high level management meetings, working groups, and committees providing subject matter expertise.

Requires extensive knowledge and experience of the space planning and space management processes including development of PORs; blocking and stacking plans, space designs.

Knowledge of interior architectural design and construction process.

Qualifications

Basic Requirements for Skills, Experience, Education and Credentials include:

  • Bachelor's degree with a minimum of 8 years of relevant work experience
  • Must be able to work independently with minimal oversight
  • Professional attitude, teaming skills,and strong communication skills (written and oral) required
  • Excellent attention to details and organizational abilities required
  • Experience in MS Office (Word, Excel, and PowerPoint) and AutoCAD required
