Job Description
We are seeking a motivated and experienced Superintendent for a large-scale Adaptive Re-use project in an urban environment. As the Project Superintendent, you will lead the construction of the core & shell commercial renovation and subsequent tenant fit outs. To succeed in this role, the individual must have strong communication skills, attention to detail, and a proactive problem-solving mentality.
Preconstruction Responsibilities:
- Review of constructions documents for input on constructability, means and methods, code compliance, permitting requirements, building systems and schedule compliance
- Assist in creating and maintaining an efficient project schedule from Design Development through Substantial Completion that aligns with Owner’s delivery expectations
- Assist in the development of the construction management and logistics plan to ensure efficient and safe operations with minimal disruptions to the surrounding urban neighborhood
Construction Responsibilities:
- Oversee all daily operation of a construction site
- Supervise construction efforts to verify project is in accordance with design, budget, and schedule
- Communicate effectively and promptly with architect, engineers, owners, tenants, and property managers
- Communicates daily with Project Manager(s) and Project Executive
- Ensure that all construction work is coordinated, managed, and supervised to ensure compliance with prime contract, project specifications, and J.L. Dunn’s safety standards
- Create and maintain two week look ahead schedules in accordance with the master CPM schedule
- Manage milestone compliance with master CPM schedule to ensure timely project completion
- Update master CPM schedule using MS Project
- Attend pre-construction, progress, OAC, and staff meetings
- Responsible for generating and maintaining daily reports and logs
- Schedule, supervise, and manage self-perform labor crews and material deliveries
- Schedule inspections as necessary throughout the project
- Lead subcontractor coordination meetings to identify and solve any challenges prior to the commencement of scheduled activities
- Assist in the creation and review of all correspondence related to master schedule, RFI’s, submittals, shop drawing review, and subcontractor meetings
- Prompt follow up with clients and upper-level management during all project phases
- Apply technical building knowledge to proactively assist Design Team with problem solving solutions
- Manage punch list and project closeout process to assure timely completion
- Represent J.L. Dunn’s company values and standards in all aspects of your day-to-day responsibilities
Qualifications:
- Experience re-developing brownstone buildings (Type III Construction) with complex structural requirements, façade restoration, and high-end condominium fit outs
- Comfortable overseeing the entire operation of the construction site
- Minimum of five years’ experience as a lead Superintendent. Preferably in the City of Boston
- Experience managing a minimum of three projects as the lead superintendent
- 30 Hour OSHA Certification preferred. 10 Hour OSHA Certification required.
- Knowledge of construction industry safety standards, building materials, and technical aspects
- Ability to read and understand design documents, blueprints, and specifications
- Self motivated, energetic, enthusiastic, with an entrepreneurial outlook
- Knowledge of commercial construction processes and contract requirements
- Excellent communications and organizational skills required
- Massachusetts Construction Supervisor License (CSL) required
- Boston ABC license preferred
- Proficient knowledge of Procore and Microsoft Excel
- Preferred proficiency in Microsoft Project Schedule and Bluebeam
On Site Position & Working Conditions:
- While performing the duties of this job, the employee will be leading an active construction site with heavy machinery and constantly changing conditions. Candidates must be:
- Physically Fit: Frequently climb scaffolding, stairs, and ladders.
- Able to spend time in an outside environment with moderate to load noise level, temperate changes, and weather conditions
- Hand Eye Coordination: Ability to sit for long periods of time if needed and perform fine motor skills using a keyboard, telephone, and writing
- Strong Vision Requirements: close vision, distance vision, depth perception, and the ability to adjust focus
