Job Description
POSITION OVERVIEW
The Vice President of Property Accounting is a senior leader responsible for both portfolio-level financial oversight and centralized accounting operations. This role provides leadership to Controller teams delivering financial reporting, while also owning and optimizing one or more core shared service functions such as Accounts Payable, Accounts Receivable, Accounting Systems, Property Transitions, Treasury, Lease Administration, or SOC/Audit compliance.
Vice Presidents ensure Controllers are aligned to specific market(s) and/or client portfolios, reinforcing clear accountability for financial performance, service delivery, and team execution.
This position is designed as a flexible, enterprise leadership role. Vice Presidents are expected to develop a deep understanding of all centralized processes and, over time, may rotate functional ownership to support organizational priorities and continuous improvement.
The ideal candidate brings a combination of strong technical accounting expertise, operational leadership, and process transformation experience, with the ability to lead both people and complex business functions.
Organizational Scope
- Lead Controller teams responsible for portfolio financial reporting
- Oversee one or more centralized functions, including:
- Transactions (Accounts Payable and Accounts Receivable)
- Accounting Systems
- Property Transitions
- Treasury
- Lease Administration
- SOC / Audit & Controls
- Partner closely with peer VP(s) to ensure alignment, consistency, and coverage across all functions
PRIMARY RESPONSIBILITIES
Controller Leadership & Financial Oversight
- Lead Controllers and accounting teams to ensure timely, accurate financial reporting across assigned portfolios
- Oversee monthly close, financial statement review, and variance analysis
- Ensure compliance with GAAP, internal policies, and client requirements
- Support onboarding and transition of new properties and client assignments
- Drive consistency and quality across reporting processes
Centralized Operations Leadership
- Provide strategic and operational oversight of assigned shared services functions
- Ensure scalability, efficiency, and standardization across processes
- Identify and implement process improvements to reduce manual work and improve cycle times
- Establish clear ownership, KPIs, and accountability within each function
- Collaborate with Corporate Accounting and other stakeholders to resolve cross-functional challenges
Process Transformation & Systems
- Lead or support initiatives related to system implementation and optimization (e.g., Yardi, MRI, Avid, automation tools)
- Drive integration between accounting functions and upstream/downstream processes (PM, Corporate, Clients)
- Champion standardization and centralization efforts across the department
- Ensure strong internal controls and audit readiness across all functions
Client & Internal Partnership
- Serve as a senior escalation point for complex accounting, operational, or client issues
- Partner with Property Management, Asset Management, and Corporate teams to deliver seamless service
- Communicate proactively with leadership on risks, performance, and opportunities
- Support client onboarding, transitions, and ongoing relationship management
Leadership & Talent Development
- Develop and mentor Controllers, Managers, and future leaders
- Drive accountability, performance management, and succession planning
- Promote a culture of ownership, collaboration, and continuous improvement
- Help shift the team from task execution to business leadership and proactive problem-solving
Qualifications
- Bachelor’s degree in Accounting or Finance (CMA/CPA preferred but not required)
- 10+ years of progressive experience in property accounting or real estate finance
- Proven experience leading both people and processes (portfolio + function strongly preferred)
- Deep understanding of core accounting operations (AP, AR, close, reporting, controls)
- Experience with system implementations or process transformation initiatives
- Strong leadership, communication, and problem-solving skills
- Ability to operate effectively in a fast-paced, evolving environment
- Experience with property accounting systems (e.g., Yardi, MRI, Avid, or similar)
