We're seeking an accomplished Industrial Property Manager to join our Rosemont Property Management team. This property manager will become part of our dynamic team and enjoy access to a defined career track and training to help maximize long-term career growth within our organization.

The Industrial Property Manager is responsible for a prized new addition to our Chicago portfolio - a 4.7M sf collection of client-owned properties located in the Chicago O’Hare submarket.  The Manager will maximize the asset value for the property owners and provide superior service to the tenants.

ESSENTIAL FUNCTIONS OF THIS ROLE:

• Maintain the property/portfolio and resolve property management issues
• Monitor the financial performance of the property; Report the monthly financial results
• Ensure adherence to owners’ policies and procedures
• Partner with Leasing professionals to resolve leasing issues and maximize occupancy

RESPONSIBILITIES:

• Maintain personal contact with property owner(s)/asset manager, and tenants
• Monitor lease expirations and work with leasing team to maximize tenant retention
• Complete monthly A/R collections
• Complete the monthly reporting according to owner's needs
• Ensure compliance with management agreements
• Competitively bid service contracts annually and all other services as needed
• Manage vendors
• Supervise the PM team, including maintenance personnel
• Conduct routine property inspections to prevent/identify problems and exposures
• Ensure compliance with codes, regulations and governmental agency directives
• Assure optimal functioning of building life safety and security systems
• Assemble, review, and implement operating and capital budgets
• Assemble and review operating expense reconciliations
• Establish AR/AP guidelines, track performance, and monitor recovery process
• Coordinate insurance procurement, electricity procurement, and real estate tax review processes for properties

• Industrial Property Management and Commercial Real Estate industry experience required
• 5+ Years property management experience with supervisory responsibility
• Strong written and verbal communication skills
• CPM, RPA designation (or in progress) preferred
• Detail oriented, analytical and computer literate
• Computer/software skills:  Yardi, MRI, Kardin, Avid, Microsoft Office, Microsoft Excel, Microsoft Outlook
• Bachelor’s degree preferred
