Position Overview

 

We are seeking an experienced Commercial Office/Retail Property Manager to join the team. The ideal candidate will oversee all facets of property operations for the location, including marketing, leasing, contractor supervision, maintenance and cleaning operations, budgeting, CAM reconciliations, and tenant relations. This is a hands-on role requiring strong leadership, strategic thinking, and a client-focused mindset to maximize property value and tenant satisfaction.

 

Key Responsibilities:

 

Marketing and Leasing

  • Develop and execute marketing plans to attract and retain tenants for commercial office and retail spaces.
  • Respond promptly to inquiries, conduct property tours, and negotiate lease terms in coordination with legal and finance teams.
  • Monitor market trends, competitive properties, and occupancy metrics; prepare regular reporting on occupancy, rent roll, and pipeline

 

Operations Management

  • Oversee maintenance and cleaning contractors and on-site staff; ensure service levels meet or exceed contractual obligations.
  • Establish work orders, supervise preventative maintenance programs, and coordinate major repairs or capital improvements.
  • Ensure compliance with safety, environmental, and accessibility regulations; maintain up-to-date certifications and records.

 

Budgeting and Financial Management

  • Develop and manage annual operating budgets, including CAM (Common Area Maintenance) charges, recoveries and forecasts.
  • Monitor expenses, identify cost-saving opportunities, and provide variance analyses with explanations.
  • Prepare CAM reconciliations and owner/tenant billings; assist with audits and financial reporting as needed.

 

Tenant Relations

  • Serve as the primary point of contact for tenants; build and maintain positive relationships to support lease renewals and community engagement.
  • Address tenant concerns promptly, coordinate with property engineers, vendors, and internal teams to resolve issues.
  • Plan and execute tenant events and marketing programs that enhance property visibility and tenant satisfaction.

 

Compliance and Reporting

  • Maintain accurate property files, reports, and dashboards (occupancy, rent collections, work orders, maintenance schedules).
  • Ensure compliance with lease terms, brand standards, and internal policies.

Qualifications

For this role, we are looking for a candidate with these qualifications:

  • Experience: 3 to 5 years of related experience in commercial office and/or retail property management.
  • Skills: Strong computer skills (e.g., MS Office; property management software such as Yardi, MRI, or APOLLO; CRM systems); proficient in data analysis, budgeting, and financial reporting.
  • Business Acumen: Above-average understanding of real estate economics, lease structures, CAM allocations, and operating expenses.
  • Communication: Excellent written and verbal communication, negotiation, and interpersonal skills.
  • Leadership: Demonstrated ability to supervise contractors and staff, manage multiple vendors, and coordinate cross-functional teams.
  • Education: Bachelor’s degree in Real Estate, Business Administration, Finance, or related field preferred (or equivalent experience).

Additional Information

Compensation and Benefits

  • The salary is listed at $65,000 to $75,000 including variable leasing and performance bonuses.
  • Salary is commensurate with experience.
