PURPOSE OF THE JOB

As the Real Estate Manager you are responsible for the real estate portfolio of Rituals in the DACH region. You are focused on the optimization of the lease portfolio, by means of reconsideration, expand or relocate the lease portfolio. You advise and support the Country Director in relation to the expansion per country and of course influence the decision and approve the business plan per location within the team. The position will be based in the north-eastern part of Germany.

YOUR ACCOUNTABILITIES

As part of the real estate team you report to the international Real Estate Manager. You are the sparring partner for the country director for all store locations and inform about the development of the overall portfolio to all other important stakeholders. On the other side you are the first contact to all shop location owners. 

Other responsibilities include:

• Active search for new locations and relocations
• Monitor the lease process and negotiate for (new) lease contract(s)
• Manage and monitor the Legal contract system, manage pro-active the lease portfolio
• Ensure the correct input of information is entered in the contract system
• Prepare periodical (management) reports for Director Retail & Expansion for the purpose of the MT
• Complete information requests
• Adapt quality for new and existing contracts
• Analyze complex issues and develop (and roll out) a business plan per new location / relocation in corporation with the business control / finance department

REQUIREMENTS

You bring at least 5 years experience of contract management, preferably in fast moving retail, knowledge of laws and regulations in the field of real estate as well as knowledge of rent review and procedures. Preferable bachelors degree added with real estate background or other real estate education. You are fluent English and German, spoken and written and you have advanced knowledge of Microsoft Office: Word, Outlook, Excel and Power Point.
