Company Description

The facilities manager is responsible the daily facility operations at Renesas’s San Jose, and other sites as deemed necessary.  Through in-house maintenance and/or 3rd party maintenance, the individual will oversee upkeep of the building equipment and infrastructure, and routine facilities functions to maintain a great work environment. The individual will maintain positive customer relations and support all EH&S initiatives and familiarity with ISO 45001. The individual will develop facility maintenance programs and drive continuous process improvement and best practices across the GA facilities organization. 

Job Description

Role and Responsibilities: 

  • Support office and electronic lab operations in San Jose and other sites as necessary  

  • Responsible for space planning and employee churn 

  • Plans and forecasts the facilities budget and recommends facility repairs, maintenance, and improvements including capital investments 

  • Assures that Opex and CapEx remain aligned with approved AOP targets 

  • Responsible for developing PPT presentations for achieving approval from Renesas HQ for facilities projects and CapEx 

  • Oversees and inspects small construction and installation projects 

  • Responsible for the development of facility maintenance programs and drive continuous process improvement and best practices across the facilities organization 

  • Provide supervision and guidance associated with SLA’s directly related to facilities contracts  

  • Support, manage, coach, and lead facilities mechanics in San Jose, and other sites as necessary 

  • Apply a programmatic approach to routine tasks, small projects, and other requests to delivery of services and increase customer satisfaction 

  • Recommend, plan, and execute continuous service quality improvements 

  • Conduct root cause analysis (RCA) for any in-house or 3rd party maintenance failures 

  • For every direct report, build actionable and measurable career development plans, assist them with meaningful MBO goals that are meaningful and measurable, provide consistent feedback 

  • Diagnose facilities related problems and provide direction and support in repairing the problems 

  • Provide support to staff regarding design, installation, and equipment repairs to improve safety, reliability, maintainability, and operability of the facility 

  • Monitor working environment with staff and contractors to assure the buildings and grounds are maintained to corporate and professional standards 

  • Assist with construction design and equipment specifications for San Jose, and other sites as necessary 

  • Ensure compliance with required local, state, and federal laws and regulations, ensure regulatory testing occurs as defined by laws 

  • Assures proper documentation is maintained for all maintenance, service, and repairs 

  • Manage and coordinate scheduling of 3rd party maintenance contracts 

  • Ensure all 3rd party contracts follow company and MSA requirements 

  • Lead and assist with receiving and dispatching of work requests to vendors, or other 3rd party service providers 

  • Manage and coordinate work with 3rd party vendors, including tracking work order completion, vendor follow up, and reviewing invoices to ensure alignment with SOW 

  • Respond to emergencies and after-hours issues as they arise 

  • Effectively cooperate and interact with internal stakeholders 

  • Liaison with contractors and service providers, managing relationships and ensuring service delivery meets business requirements.  Conducting regular reviews to ensure service providers deliver & maintain good and competitive service standards. 

  • Responsible for contract negotiations (in conjunction with legal and procurement) with external providers including preparing documents for services, obtaining quotes, and conduct RFP process, assessing costs for goods and services through bid analysis to ensure maximum value and quality of service. 

  • Lead and support office planning, renovation, internal relocations, and space utilization 

  • Maintain site floor plans including tracking and placement of HC within plans 

  • Assure sites are kept neat or orderly by conducting regularly scheduled inspections and compliance by employees 

  • Assure that conference and collaboration areas are reset daily 

  • Manage 3rd party janitorial service provider to assure sites remain as intended 

  • Support and work in conjunction with Environmental, Health, and Safety (EH&S) and Business Continuity Management/Plan (BCM, BCP) 

  • Support Corporate Social Responsibility (CSR) activities 

  • Support M&A activities and integration activities 

  • Encourage TAGIE culture (Transparent, Agile, Global, Innovation Entrepreneurial) internally 

  • Participates as an active member of the Emergency Response Team (ERT)

Knowledge, Skills, and Experience: 

  • Shall possess a minimum of 10 years of recent experience in facilities management 

  • Operational experience knowledge of building infrastructure, HVAC, Electrical, Plumbing, Utilities, and Maintenance 

  • Familiarity with office and electronic lab environments, test floors, generators, UPS, ATS, chillers, etc. 

  • Environmental health & safety knowledge and experience is a plus 

  • Self-motivated individual who enjoys challenges 

  • Must have excellent organizational skills, with accuracy & attention to detail 

  • Discreet, sensitive, flexible, and able to react in a responsible manner 

  • Proficient in Bluebeam, PowerPoint, Excel, Word, and Outlook  

  • Strong leadership and relationship building skills, ability to work well as part of a team 

  • Strong interpersonal skills, cross-culture and communication skills, able to work with individuals at all levels, and problem-solving ability 

  • Ability to solve complex facilities problems quickly and proficiently  

  • Ability to work under pressure with demanding deadlines

  • Flexible and able to excel and adapt to rapidly changing situations 

  • Strong oral and written communications skills 

Qualifications

  • Bachelor’s degree in business administration, engineering, construction management or a related technical trade school or equivalent experience 
  • Proficiency in Microsoft Office Suite 

  • Proficiency in Bluebeam 

Additional Information

The expected annual pay range for this position is a base range of $140,000K - $170,000K. This position is also eligible for bonus opportunities. Please note that final offer amount will be dependent on geographic location, applicable experience, and skillset of the candidate.
