Job Description

Summary: The Maintenance Manager works across Twin Farms properties ensuring that buildings and facilities are maintained to high standards of appearance and functionality.  He/she proactively managesroutine maintenance care as well as appropriately responds to corrective maintenance issues.  In addition, the Maintenance Manager holds primary responsibility for the continuous and safe operation of Twin Farms’ water, wastewater, and storm water systems. 

 

General Duties Essential Functions

  • Oversee routine and scheduled maintenance inspections of buildings/facilities/equipment- keeping appropriate logs and reports available for review; identifying and evaluating any necessary repairs or replacement needs; documenting and addressing unsafe conditions; conducting or scheduling appropriate preventive maintenance activity to mitigate problems.
  • Troubleshoot underperforming/non-functioning equipment or systems- mechanical, electrical, HVAC, plumbing, and water.  Perform minor patch/fix repairs where possible and/or coordinate outside contracting activity of technical qualified personnel.
  • Employ proactive and sometimes rapid decision making skills to manage maintenance problems quickly and efficiently as well as weigh appropriate use/coordination of outside contractors.
  • Negotiate and communicate with outside trade contractors or suppliers- obtaining estimates/quotes for necessary services, materials, and equipment; providing detail job’s scope along with maintaining files on repair or installation history.
  • Advise priorities, plan, and schedule for efficient and cost effective maintenance and project activity during annual shutdown period.
  • Research, order and stock appropriate building supplies, materials, parts, to assure their availability for assigned projects, scheduled maintenance, and emergency responses.
  • Exert independent judgment toward purchasing decisions for supplies/materials and contracting of maintenance services with an eye on cost and timelines of completion in accordance with the hotel’s repair and maintenance budget.
  • Assist in keeping buildings, mechanical spaces, and equipment/tools in a neat, orderly and safe condition- observe, record, and report suspected unsafe conditions; ensure proper use of hazardous tools/materials.
  • Ensure that maintenance and safety policies and procedures are properly documented, kept up to date, and followed appropriately.
  • Maintain supportive working relationships with other departments through close collaboration and proactive communication.
  • Oversees Twin Farms’ water/wastewater/storm water systems in regulatory compliance including requisite reporting practices and certifications.
  • Perform daily inspections of water systems, hot tubs, and heating systems- including monitoring chlorine residuals and log pump hours, and utilizing appropriate chemicals for balancing PH levels. Diagnose problems, input flow and/or drainage of plumbing systems and drains.
  • Plan and conduct daily/weekly/monthly/annual sampling and inspection of water and wastewater systems for compliance with state permits.

  • Ensure that gauges and testing equipment are calibrated and operational.
  • Perform installation, maintenance, and repair work which will meet code requirements.
    Ensure that pumps, conveyors, blowers, chlorinators, vacuum equipment and other waste water treatment equipment are functioning properly. Monitor equipment for potential failures and may make minor repairs or adjustments as needed.
  • Perform any other duties as needed.
  • Provide occasional support to grounds crew in clearing/managing snow

Qualifications

Required Knowledge, Skills and Abilities:

 

  • Extensive knowledge of materials, practices, and safe use of tools in preventive and corrective maintenance of buildings and equipment- including inspection/troubleshooting, repair, renovation, and light duty construction. Areas of familiarity include HVAC, painting, electrical, and plumbing.
  • Ability to accurately read and sketch/update water, gas, electric, plumbing, building “as-builts”.
  • Basic understanding of electrical principles and theories.
  • Minimum of three years of general experience in building, mechanical, HVAC, electrical, plumbing, and small appliance repair is desirable- as is a familiarity with associated local/state/federal codes.
  • Comfortable in relying on experience and judgment to plan/accomplish a broad array of maintenance tasks with competing demands.
  • Ability to analyze and solve complex maintenance problems, either independently or in conjunction with contracted tradespersons.
  • Demonstrated ability to run tests, document, run reports, and follow technically specified procedures.
  • Skilled in organizing and prioritizing work while maintaining flexibility to reprioritize due to changes in scheduling and/or operational necessities.
  • Familiar with Occupational Safety and Health Administration (OSHA) guidelines regarding general industry safety practices – particularly with confined space regulations.
  • Competency in maintaining water/wastewater license through completion of certificate classes.
  • Strong communication skills- including ability to negotiate with contractors and vendors and provide or obtain clear information.
  • Strong interpersonal skills including a customer oriented disposition towards staff and guests- continually maintaining a professional, positive, proactive attitude with a strict adherence to confidentiality.

 

Required Education/Experience/Training

  • Minimum of a High School, equivalency, or vocational/technical degree.
  • Valid driver’s license with an acceptable driving record.
  • OSHA General Industry certification preferred.
  • Minimum of 4 years general maintenance experience- preferably within a hotel or resort.

Working Conditions

  • Functional: Tasks often conducted parallel to other projects and often with short notice due to ever-changing and immediate demands.  Responsibilities typically managed individually with little to no supervision; however, duties frequently require close collaboration with other departments.  Frequent interruptions and unexpected stresses requiring timely attention. Reliability and flexibility in work schedule - including being available to open or close facilities, work extended shifts, be available during occasional weekends/holiday periods, and be accessible for emergency calls and response during off-duty hours.
  • Environmental:  Duties are conducted in both indoor and outdoor environments, sometimes in temperature extremes or adverse weather conditions, with frequent travel around the property. Regular exposure to noise, dust, grease, smoke, fumes, noxious odors, gases, chemical, mechanical and electrical hazards.
  • Physical : Primary tasks require sufficient physical ability and mobility to walk and stand for prolonged periods of time on smooth, slippery, or uneven surfaces, from ladders (at heights up to 12 feet), in confined mechanical spaces, and sometimes with arms overhead. Frequent bending, squatting, crawling, kneeling, stooping, crouching, climbing, reaching, twisting, grasping, and repetitive hand movement. Frequent lifting, moving, stacking, and storing of tools, equipment, supplies, and materials. Occasional pushing, pulling, and/or positioning tools/equipment of moderate to heavy weight; frequent lifting and/or carrying of light loads; occasional lifting/placement of loads weighing up to 50 pounds at shoulder height.
