Job Description

The Property Development Manager leads property development functions for the development of Raising Cane’s company restaurants and works closely with internal teams, developers, and landlords. The role is responsible for property development projects from the time of project approval through to construction start. This role is responsible for establishing and controlling physical brand execution, overall new restaurant opening development scope, consultant workflow, cost, quality, and schedule.

Your Impact and Responsibilities:

  • Creates the development strategy for each new restaurant opening (NRO) that identifies all risks and opportunities to optimize brand position, customer experience, schedule, cost, and quality
  • Manages all aspects of the property development process with responsibility for developing project scope, site adaptation design, capital budgeting, overall project scheduling, construction document quality control, public hearing representation, permitting, issues resolution, and turn-over for construction
  • Executes the property development process in a dynamic team environment for the development of 20 plus NROs per year, or a portion of the overall company goal
  • Oversees and coordinates the governmental permitting and public hearing process necessary to construct and open proposed restaurants
  • Executes and directs the tasks for obtaining all necessary governmental approvals and represents Raising Cane’s at various municipal, state, and federal public hearings pertaining to each project
  • Provides effective input to fellow crew regarding project process execution
  • Directs and assists in the resolution of site-specific issues
  • Provides functional support for existing restaurant remodels and expansions
  • Identifies, qualifies, hires, directs, and monitors outside design consultants and other services to support the development process
  • Responsible for contract negotiation, administration, and cost tracking for consulting services
  • Ensures quality control, maintains a liaison with consultants and crew members while holding them accountable for scope, cost, schedule, and quality
  • Ensures all obligations agreed to between landlord/seller and Raising Cane’s are incorporated into the lease or purchase agreement; Re-negotiates deal points through the internal real estate team with the landlords/sellers when necessary and coordinates and communicates with Real Estate, Legal, Design, Purchasing, and Construction
  • Performs accurate site feasibility and due diligence investigations on a timely basis with the use of an approved consultant team
  • Makes decisions regarding waiver of contract and lease conditions pertaining to zoning, environmental, survey, and permit requirements
  • Acts as a resource for technical information to ensure an effective decision-making process throughout the real estate development and construction process
  • Utilizes document scheduling systems and products to track projects, ensuring adherence to standards and project schedules consistent with the company annual plan
  • Regularly communicates project status and issues to project team members, management, and operations through requisite documentation and team meetings

Qualifications

  • 5+ years of retail development for an organization with regional or national scale
  • 3+ years in commercial retail development management overseeing a team of functional resources
  • Bachelor’s degree (BS in Architecture, Civil Engineering, Land Planning, Construction Technology, Construction Management, Real Estate), or equivalent work experiences
  • Experience and knowledge of obtaining development entitlements, building and signage permits, etc.
  • Able to build a positive working relationship with a team environment
  • Detail-oriented, organized, and able to manage multiple priorities that may be constantly changing in the development process and pipeline of projects
  • Motivated to solve complicated development problems and issues, a great listener and consider various options presented by fellow crew and other professionals
  • Able to travel 40% (occasionally more dependent on active construction)
  • Knowledge of potential vendors, technical consultants and contractors
  • Expertise in contract & deal point negotiating, effective use of negotiating techniques and a command of the industry language
  • Expertise and professional experience in project management including planning, scope development, budgeting, scheduling, design and construction execution
  • Advanced knowledge of Microsoft: Word, Excel, Outlook, Lucernex and PowerPoint
  • Self-driven, flexible, and highly energetic with strong written and verbal communication skills
  • Able to work effectively and efficiently both independently and collaboratively

Additional Information

The physical work environment for this role includes a combination of working from a home-based office, representing Raising Cane’s out in the community, traveling throughout the region, as well as time spent in our Restaurants. This can and will include working in a fast-paced kitchen and interacting with and serving customers. This requires extended periods of physical exertion such as walking, standing and lifting. It also includes working both inside and outside in varied temperatures, with and around food products and common allergens, industrial equipment, commercial cleaning products, and requires use of personal protective equipment and ergonomic activities necessary to complete the job function.
