Job Description
Your Role at Raising Cane’s: The Development Manager will lead property development functions for the development of Raising Cane’s Company Restaurants. Responsibilities will start from the time the real estate team obtains Restaurant Executive Committee Approval (REC), thru the pre-development investigation, jurisdictional site approvals, all entitlements, building permits up to construction start. Will have direct responsibility and accountability for establishing and controlling physical brand execution, overall NRO development scope, consultant workflow & cost, quality and schedule. Will be assigned a primary domestic region to partner with other functional Development Crews. The PDM is expected to seek, development and improve close working relationships with Cane’s Crew’s and various developers and landlords.
Your Impact and Responsibilities:
- PDM’s shall form the complete Development Strategy for each NRO that identifies all risks and opportunities to optimize brand position, customer experience, schedule, cost and quality.
- Manage all aspects of the property development process with responsibility for developing project scope, site adaptation design, capital budgeting, overall project scheduling, construction document quality control, public hearing representation, permitting, issues resolution and turn-over for construction.
- Execute the property development process in a dynamic team environment for the development of 20 plus NROs per year, or a portion of the overall company goal.
- Oversee and coordinate the governmental permitting and public hearing process necessary to construct and open the proposed restaurants. Execute & direct the tasks for obtaining all necessary governmental approvals. Represent Raising Cane’s at various municipal, state, and federal public hearings pertaining to each project.
- Provide effective input to fellow Crew regarding project process execution, direct or assist in the resolution of site-specific issues.
- Provide functional support for existing Restaurant remodels and expansions.
- Identify, qualify, hire, direct, and monitor outside design consultants and other services to support the development process. Responsible for contract negotiation, administration and cost tracking for consulting services. Ensure quality control, maintain a liaison with consultants and Crewmembers while holding them accountable for scope, cost, schedule and quality.
- Ensure all obligations agreed to between landlord/seller and Raising Cane’s are incorporated into the lease or purchase agreement. Re-negotiate deal points through the internal real estate team with the landlords/sellers when necessary. Coordinate and communicate with Real Estate, Legal, Design, Purchasing, and Construction.
- Perform accurate site feasibility and due diligence investigations on a timely basis with the use of an approved consultant team.
- Make decisions regarding waiver of contract/lease conditions pertaining to zoning, environmental, survey, and permit requirements.
- Act as a resource for technical information to ensure an effective decision-making process throughout the real estate development and construction process.
- Utilize document scheduling systems and products to track projects, ensuring adherence to standards and project schedules consistent with the company annual plan.
- Regularly communicate project status and issues to project team members, management and Operations through requisite documentation and team meetings.
Qualifications
Requirements for Success:
- 5-7 years of retail development for an organization with regional or national scale
- 3-5 years in commercial retail development management overseeing a team of functional resources
- Experience and knowledge of obtaining development entitlements, building and signage permits, etc.,
- Able to build a positive working relationship with a team environment.
- Flexible, optimize results under challenging conditions and possess the ability to succeed despite priority shifts in the development process and pipeline of projects.
- Self-starter, motivated to solve complicated development problems and issues, a great listener and consider various options presented by fellow Crew and other professionals.
- Able to manage multiple projects in various development stages, clearly solve development issues and deliver results.
- College degree (BS in Architecture, Civil Engineering, Land Planning, Construction Technology, Construction Management, Real Estate), or equivalent work experiences
- 40% Travel (sometimes more depending on construction activities).
- Knowledge of potential vendors, technical consultants and contractors.
- Expertise in contract & deal point negotiating, effective use of negotiating techniques & a command of the industry language.
- Expert knowledge and professional experience in project management including planning, scope development, budgeting, scheduling, design and construction execution.
- Advance knowledge of Microsoft: Word, Excel, Outlook, Calendar, Scheduling, Lucernex and PowerPoint.
- Excellent Project and People Management skills.
- Pays close attention to details.
- Able to prioritize duties & tasks with a sense of urgency.
- Ability to work with minimal supervision.
