Job Description

The Senior Facilities Specialist (Solar) will play a crucial role in our company's growth and success. Your primary responsibilities will revolve around business development, strategic initiatives execution, vendor performance analysis, and vendor management based on data-driven analytics for the facilities department. This role will also be responsible for supporting the ongoing success of our solar initiative, which includes monitoring hundreds of systems across the US to ensure optimal performance. The successful candidate will also support a variety of other energy data monitoring campaigns, strategic vendor relationships, and incentive programs in support of Public Storages overall strategic energy objectives. 

RESPONSIBILITIES

  • Primary liaison between vendors and internal customers. 
  • Conduct weekly vendor calls to discuss updates, exceptions, and standards. Review vendor performance and compliance.
  • Execute vendor management strategies for National Repair and Maintenance programs. 
  • On-board and train contractors on CMMS software and Standard Operating Procedures. 
  • Evaluate vendor performance and effectiveness.
  • Identify and solve problems with repair and CapEx work orders.
  • Collaborate with different teams, departments, and site managers to address escalations. 
  • Coordinate work with vendors across multiple trades.
  • Own resolution of permits, violations, and penalties involving AHJ.
  • Proactively communicate schedules, delays, and exceptions to stakeholders. 
  • Provide reports on open and closed work orders and checks status with the appropriate vendor. 
  • Provide emergency response. 
  • Assist with acquisition Due-Diligence, and post-acquisition implementation. 
  • Complete A/R reconciliation monthly.
  • Validate work completed, invoicing, and asset data accuracy based on pre-selected.

Solar work could include:

System Monitoring

  • Continually monitor the operating solar systems to ensure optimal performance 
  • Work with approved solar vendors to understand installation and PTO schedules to ensure all new systems are actively registered and visible in our monitoring system at PTO
  • Work with the acquisitions team to understand properties with existing solar systems and engage preferred vendor to install any equipment necessary and manage through to full visibility in our monitoring platform.
  • Register all properties with the relevant utility companies/AHJs once installations are generating power
  • Be a single point of contact for community solar vendors to coordinate site access. Route work orders as necessary to address issues that may be affecting community solar installations

Qualifications

  • 5 years experience in facilities management, service organization or a related field is preferred.
  • 3+ years in renewable energy preferred.
  • Experience in managing relationships with external service providers and contractors is beneficial.
  • Proficiency in using CMMS software, Microsoft Office Products
  • Strong communication skills are needed to interact with various stakeholders, including employees, management, and external partners. Clear and concise communication helps relay updates and schedules.
  • Ability to prioritize tasks, manage schedules, and detailed reporting is crucial in ensuring consistent vendor deliverables.
  • Capacity to analyze data to track performance and make data driven decisions.
  • Adaptable and able to handle unexpected challenges.

Public Storage teammates are expected to work in the office five days each week with the option to take up to three flexible remote days per month.
