The District Delinquency Manager is responsible for the Delinquent Tenant Management (DTM) process in partnership with the District Manager in addition to the roles and responsibilities of a Property Manager (PM). This role includes lock cuts, assisting with auctions, handling exception cases and completing delinquent customer calls. When not assigned DTM duties, the District Delinquency Manager will operate as a Property Manager.
Eligibility Requirements:
- Employed by Public Storage for more than 6 months
- Employee must be in good standing
- No DAS in the past 6 months
- Last performance review “meets” or “exceeds”
Job Description
Essential duties and responsibilities include:
The District Delinquency Manager has five main responsibilities as follows: 1). DTM Risk Management; 2). DTM Lock Cuts; 3). Manage DTS specialty cases; 4). Day of Sale assistance; and 5). Normal PM/RF duties.
Delinquent Tenant Management (DTM) Risk Management
- Maintain a high level of proficiency with Public Storage DTM policies and procedures as it relates to state’s lien laws.
- Maintain a high level of knowledge on Skip Vacate policies and execution of the process to be viewed as subject matter expert
- Complete all assigned DTM and auction paperwork.
Delinquent Tenant Management Lock Cuts and Operations
- Identify spaces eligible for DTM Lock Cut using the Delinquent Customer List report.
- Perform Company required DTM lock cuts and customer requested lock cuts as required in accordance with PS policy. Secure spaces with a company lock and, as required, with a DTM seal.
- Execute the Public Storage Skip process.
- Perform all duties in full compliance with all PS Safety policies/procedures.
- Wear Personal Protective Equipment (PPE); gloves, eye goggles and hearing equipment
Manage DTM Specialty Cases
- Identify and lead process for special DTM cases, such as military DOD Search, bankruptcy,eviction, deceased tenant and lien searches.
- Identify, recommend and provide supporting documents to District Manager of any customers that should not be set up for auction. Copy the District Manager on communication.
- Run a 60/90 DTM report and identify issues and actions taken to resolve. This report will be run by the Regional admin sent to the District DTS, DM and Regional
Day of Sale Assistance
- Perform auction assistance to DMs: Auction calls; Serve as witness in place of PM; prepare required auction documents for approval.
- Make collection calls as market requires
Normal PM Duties
- When not assigned District DTM duties, employee will be scheduled to work at properties with normal PM duties.
Qualifications
QUALIFICATIONS / EXPERIENCE / KNOWLEDGE:
- A minimum of 6 months of Public Storage property management experience.
- Successful completion of an internal assessment with passing score directly related to business operations and DTM process.
- Effectively communicate and partner with other members of the property personnel,management and external partners to ensure the highest levels of compliance
- Excellent organizational skills with focus on time management and managing multiple priorities effectively to meet deadlines.
- Ability to work with little direction, while maintaining confidentiality and professionalism.
- Proven success in PM role
- Strong written and verbal communication skills.
- Strong experience with computer based programs and the ability to quickly learn company-specific software programs. Intermediate proficiencies in Word and Excel are required.
- Travel – Position requires significant travel over an entire district.
- Candidate must have reliable transportation for daily travel over a large geographical area.

Routinely uses bolt cutters, drills and grinders requiring strength.
- Perform lock cutting
- Lift and operate lock cutting tools on as needed to include but not limited to bolt cutters,electric drills and grinders.
- Lift and dispose abandoned goods as required.
- The employee must occasionally lift, grip and/or move up to 45 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.
- The employee must be able to operate a motor vehicle, as well as a golf cart.
