Job Description
The Area Service Manager is in a lead support role for their assigned portfolio. They report to the Director of Maintenance Services with a dotted line to the portfolio District and Regional Manager. They are responsible for executing the Company’s maintenance program, which encompasses developing, planning, organizing, controlling, implementing, and facilitating all aspects of maintenance throughout the assigned portfolio. The Area Service Manager oversees the maintenance and construction programs and works to unify operations to create efficiencies while utilizing the full potential of the maintenance staff.
Qualifications
DUTIES AND RESPONSIBILITIES
- Support property operations by training, coaching, and guiding the Residential Service Team, Community Managers, and Regional/District Managers to make sure performance goals are met, all while demonstrating and maintaining Morguard company policies and culture.
- Assist with recruiting and building a proactive maintenance team set to perform and willing to grow within Morguard.
- Oversee and assist with capital projects and budget preparation for assigned portfolios.
- Support the portfolio in procuring bids based on its needs and approved projects. Make recommendations based on portfolio audits, detailed property inspections, frequent site visits, and team interactions.
- Lead the procurement process by developing scopes of work, locating qualified contractors, analyzing received bids, and recommending bid awards.
- Support our growth initiative by undertaking property due diligence activities as assigned.
- Assist in creating processes and procedures to standardize maintenance operations and create efficiencies through a “work smarter, not harder” initiative.
- Monitor and assist with various portfolio-wide initiatives, including environmental incidents, asset tracking logs, code compliance, procurement assistance, vendor management, and other initiatives as assigned by the Regional Manager and/or Director of Maintenance.
- Ensure that the region follows all company guidelines per safety, policies and procedures, procurement, and other company-wide policies.
- Develop and monitor preventative maintenance schedules and inspections for assigned portfolios.
- Assist in training and onboarding new Lead Service Technicians within the assigned portfolio.
- Assist in developing, training, and review process of all maintenance personnel within the assigned portfolio.
- Based on needs, assist the Director of Maintenance in disaster response and management within the region and throughout the US portfolio.
- Assist the District and Regional Manager with assigned tasks based on portfolio needs and initiatives.
Requirements
- Five (5+) years of construction, project management, or property management experience, with a minimum of three (3) years of supervisory experience.
- Familiarity with federal, state, and local Fair Housing laws.
- Moderate travel is required.
- Strong mechanical knowledge in plumbing, electrical, HVAC, and other construction trades is preferred.
- A college degree in construction management, business, or engineering is preferred.
- Proficiency in Microsoft Office suite is necessary.
- Experience in Yardi Voyager and Entrata is preferred.
