We have an amazing opportunity for a skilled Leasing Manager to take point on our leasing and resident retention efforts for our garden style community in Irving, TX.

The Leasing Manager would report to our District Manager and support our Community Managers within their designated portfolio. As Leasing Manager, you would lead and manage daily tasks and supervision of our onsite Leasing teams as well as work closely with external brokers.

Your work will ensure that our communities meet their occupancy goals and that our residents receive a wonderful move-in experience.

Heads up, your schedule will vary.

Day to day may see you working on a marketing presentation or auditing leasing files but two days each week you’ll also find yourself leasing.

The set schedule for this role will fluctuate as some Saturday shifts may be required. Our leasing offices are open from 8:30 AM to 5:30 pm, and on Saturdays from 10:00 AM to 5:00 PM. The standard working days will be Monday through Friday.

We're looking for you

To fully support onsite leasing operations. We need encouraging and hands-on person to step in when necessary, complete projects, and help to motivate the leasing team. Your duties will include day to day operations, Lease Management, and Marketing.

  • Mentor and manage leasing team with diverse personalities and lead them to success
  • Offer necessary resources, tools and support, including immediate feedback to members of your staff
  • Show initiative and enthusiasm on a day to day basis to all team members, residents and prospective residents
  • Provide training for all newly hired leasing professionals and participate in the onboarding process for new hires
  • Demonstrate a thorough understanding of Morguard's policy for application approval and be well versed with local municipal ordinance. Must be able to accurately review and approve all application and lease files according to Company audit policies

Lease Management:

  • Support and substitute for onsite Leasing Consultants as needed. Able to fulfill the functions of onsite Leasing Consultant per their job description
  • Oversees the application approval process in conjunction with the Community Manager
  • Audits and adheres to leasing policy with consistency
  • Prepares and submits daily, weekly, and monthly reports by deadline
  • Implements lease renewal and resident retention programs
  • Reviews pricing regularly and works with Community, District Manager and Regional Manager to making and approve pricing adjustments
  • Coordinates leasing team schedules
  • Prepares and submits leasing bonuses / commissions no later than the first of each month. Develops leasing bonus incentive programs.
  • Oversees and ensures accuracy of any invoices received from 3rd Party Leasing Brand verifies billing from both third-party leasing brokerage
  • Work together with third-party brokerage to streamline weekly leasing reporting and create consistency between community reports and the reporting issued by third-party leasing brokerage

Marketing Efforts:

  • Review aged vacancies, all floor plans, walk units to ensure market-ready apartments and models
  • Analyze weekly leasing reports and foresees/projects occupancy trends
  • Maintain the CRM queue and monitors reporting and follow up activity of all leasing agents and third-party agents
  • Track all advertising, promotions, and publications to ensure performance is where it needs to be and make recommendations as needed to the necessary parties
  • Fosters relationships with local competitors and businesses to build a network and represent the Morguard brand through market surveys, outreach and communication
  • Manage region wide Preferred Employer Program. Make recommendations, conduct outreach and relationship building while representing Morguard as a brand

Qualifications

  • Minimum 2 years’ experience in a leasing consultant or leasing manager role is required; a previous position as an Assistant Manager with significant involvement in leasing is also preferred, as well as a positive, “can-do” attitude, professionalism and a high level of enthusiasm. 
  • High School Diploma required bachelor’s or Associates degree is ideal. Alternatively, if you have 1-3 years of direct experience with Multi-family property management and the commensurate professional designation (CAM, ARM, NLP, etc.) then we would be happy to consider you.
  • Strong Marketing/Leasing experience and a thorough knowledge of all applicable State and Local Laws including Fair Housing, EEOC and ADA laws
  • Strong multi-tasking, organization, and administrative skills; this role is directly responsible for onsite functions such as rent pricing, file audits, and market surveys and requires thorough attention to detail.
  • Strong computer proficiency; this role needs a good familiarity with Yardi or Onesite, Excel, and Microsoft Word.
  • Bilingual preferred but not required
