The Serenity Residence is designed for adults, age 55 and older, while the Harmony Residence is reserved for younger adults with disabilities that prevent them from living alone.

Job Description

DIRECTOR OF ENVIRONMENTAL SERVICES

 

A.  Job Summary

Assures a safe facility environment for residents, staff and visitors.

 

B.  Reporting Relationship

Supervision received:              Executive Administrator

Supervision exercised:            Plant Operations Department Staff

 

C.  Essential Duties & Responsibilities

  1. Effectively leads staff members in the Plant Operations Department

  2. Enthusiastically supports Quality Improvement initiatives

  3. Keeps abreast of current trends and practices in maintenance/housekeeping areas

  4. Maintains preventive Maintenance Logs/Emergency Equipment

  5. Provides compliance with governmental agencies to include Federal, State, Fire Marshall and local Health Department

  6. Ensures compliance with internal inspections/Quality Assurance reviews

  7. Keeps accurate records of inventory and purchases

  8. Keeps accurate records of inspection and fire drills

  9. Develops and manages budget

  10. Provides inservice training to appropriate personnel

  11. Serves as Safety Committee Chairperson

  12. Provides frequent safety instruction

  13. Investigates accidents and/or near accidents

  14. Identifies and corrects unsafe acts and hazards

  15. Maintains and conveys positive attitude toward safety of self, residents and co-workers

  16. Complies with Department and Facility policies and procedures

  17. Keeps accurate records of maintenance repairs and housekeeping cleaning techniques

  18. Maintains overall appearance of physical plant

  19. Maintain and annually reassess third party contracts.

  20. Reads and understands blue prints

  21. Shares "call" at least once every other week, Friday to Friday

  1. Performs additional duties as assigned

E.     Typical Working Conditions

Outdoor conditions include heat, cold, rain, snow, humidity, noise, dirt, dust, smoke, smog and fumes. Indoor conditions include heat, cold, noise, dust smoke and fumes. Other working conditions may be applicable.

 

G.  Performance Requirements

  • Current Second Class C Boiler License

  • One year management experience in Plant Operations/Housekeeping or related areas

  • Mentally and physically able to meet the demand of the position

  • Experience with services for the elderly is beneficial

  • Demonstrated knowledge in the following areas

     

Air Conditioning

Appliance Repair

Carpentry

Electrical

Flooring

Glass Repair

Heating

Locks

Painting

Plumbing

Refrigeration

Sheetrock

Sprinkler Systems (Landscape)

 

 

 

 

  1. Alternative Duties

    Alternative duties are temporary duties, identified and selected by both the injured worker and the employer, that are required if an injured worker is unable to return to their normal duties.  Alternative duties need to be meaningful, and must comply with any medical restrictions outlined in the medical certificate and any agreed Return to Work Plan.

     

    Alternative duties may include (as determined by the limitations provided by the physician): deep cleaning chairs, rails and tables, folding laundry, help serve in the dining room (setting tables, serving drinks, cutting food), sanitizing handles and doors, shredding, organizing books and games, mailing (newsletters), assisting with activities, helping escort, managing bulletin boards, washing windows, filling in for the receptionist (answering phones), collecting data, assisting in the kitchen with various duties as needed, getting gum off the tables in the activity and dining rooms, and picking up around the facility.

     

Qualifications

Minimum of a high school diploma, must possess at least 3 years’ experience in a maintenance
capacity and 1 year supervisory experience, minimum. Experience in a senior housing setting a plus.
