Job Description

Are you an experienced real estate asset management professional looking for a role where you can be a meaningful contributor to a rapidly growing business and directly influence portfolio performance, tenant outcomes and long-term value creation?

Kinkora Investments is seeking an Asset Manager to join its team in a full-time role, reporting to the Head of Asset Management. This is a hands-on, commercially focused opportunity to manage a portfolio of office and industrial real estate assets and play a key role in optimising financial, operational and strategic outcomes.

You will act as a key link between property management, investment and finance teams, providing regular insights and feedback to the business on asset performance, risks, opportunities and strategic priorities.

What you will be doing:

  • Manage asset performance against budgets, KPIs and annual business plans.
  • Own and optimise Net Operating Income across assigned properties.
  • Implement leasing strategies, rent reviews, tenant renewals and vacancy management.
  • Maintain strong tenant relationships and resolve escalated tenant matters.
  • Oversee CAPEX budgets, forecasts, cash flow and property improvement projects.
  • Work closely with property and facility managers to ensure strong reporting, compliance and operational performance.
  • Prepare monthly asset performance reports, insights and recommendations for senior stakeholders.
  • Support valuations, new asset onboarding and asset sale processes where required.

Qualifications

  • At least 5 year’s demonstrated experience in asset management or property operations.
  • A bachelor’s degree in Property, Finance or a related discipline.
  • Strong written and verbal communication skills.
  • Excellent organisation, prioritisation and project management capability.
  • Proficiency in Microsoft Excel.
  • Strong knowledge of office and industrial real estate management.
  • Strong financial, analytical and commercial capability.
  • A sound understanding of property operations, leasing practices and cash flow management.
