Job Description
DUTIES AND RESPONSIBILITIES:
To serve as primary client point of contact for all functions and processes within the regional FM Team. This role will cover Leinster region.
- Schedule all specialists sub-contractors and internal K&M PPM tasks using CAFM System.
- Update and manage daily, weekly, monthly, quarterly, bi-annual and annual CAFM schedules.
- Management of all third-party maintenance/facilities contracts and service/equipment suppliers Service Level Agreements (SLA’s) and ensure existing SLA’s are tracked and are in line with budgets.
- Liaising directly with specialist sub-contractors to ensure all arrangements are made to ensure jobs are carried out on time with the respective SLA’s.
- Manage, track and identify all reactive and remedial works required from service reports
- Quote all reactive and remedial works accordingly in a timely manner and within SLA requirements
- Ensure invoices are prepared and issued each month to the client and finance updated
- Collaborate with commercial team weekly to review incoming invoices and identify portion of completed works to be invoiced out
- Ensure plans, materials, equipment and labour are available as necessary, by consulting with all relevant personnel and Labour Tracker and/or maintenance software
- Manage and direct the day-to-day operations of the maintenance team including the scheduling and prioritisation of Preventive and Reactive maintenance tasks to ensure continual compliance and minimal disruption, and willingness to assist on the tools where required.
- Manage on call maintenance team as required
- Provide monthly progress reports on all maintenance contracts, internally and to client.
- Manage the maintenance teams’ recruitment, training, and staff development.
- Management of facility maintenance systems to in-house quality compliance standards.
- Comply with all EHSQ policies and procedures as required.
- Create and maintain company document management system as appropriate to role.

Qualifications
SKILLS AND QUALIFICATIONS
- Minimum 2 years + Maintenance Manager experience in a M&E / Facilities company.
- Strong Electrical Background with a strong knowledge of Irish electrical standards
- Strong knowledge of Mechanical and electrical serviceable industrial plant.
- Experience of managing large on-site M&E FM contracts.
- Strong technical expertise in Mechanical and Electrical maintenance for building services
- Proficient in CAFM software’s.
- Strong Understanding of Health and Safety requirements.
- Proficient in Microsoft Office Suite and Sharepoint.
- Exceptional interpersonal skills.
- Good written and verbal communication skills with strong oral presentation skills and attention to detail
