WHAT YOU’LL DO

As an Expansion Controller, you will drive the financial planning, analysis and governance of expansion and investment initiatives across the Sales Market. By combining financial expertise with a strong commercial mindset, you will evaluate business opportunities, challenge investment decisions and support sustainable growth through robust financial analysis and business cases. In this role, you will be responsible for the Sales Market Poland, consisting of Poland and Ukraine.

You will:

  • Drive the financial planning, budgeting and forecasting process for Leasing and Construction (C&F), ensuring accurate financial planning for expansion activities.
  • Provide financial analysis and business cases for new store openings, relocations, rebuilds and other investment projects to support business decision-making.
  • Monitor and analyse CAPEX and OPEX, ensuring investments and expansion costs are tracked, controlled and aligned with budgets.
  • Evaluate expansion performance by analysing KPIs such as ROI, rent levels, net investment, operational costs and project profitability.
  • Identify financial risks, trends and deviations, recommending corrective actions to optimise investment decisions and financial performance.
  • Own expansion reporting and portfolio governance, ensuring accurate project pipeline data, financial transparency and compliance with controlling standards.
  • Partner with Expansion, Leasing, Construction and Accounting teams, providing financial expertise and ensuring strong cross-functional collaboration.
  • Drive continuous improvement of controlling processes, tools and financial governance to support efficient and sustainable expansion.

As an Expansion Controller, you will work closely with Expansion, Leasing, Construction & Facilities (C&F), Accounting and other key stakeholders to drive the financial agenda for expansion and investment projects. Through strong business partnering, financial analysis and governance, you will support strategic decision-making and enable sustainable, profitable growth across the Sales Market.

WHO YOU ARE

We are looking for people with…

  • A degree in Business Administration, Finance, Engineering, Economics or a related field.
  • 3+ years of experience in controlling, finance, accounting or auditing, preferably within retail.
  • Strong analytical skills and a solid understanding of financial planning, reporting and controlling processes.
  • Experience in budgeting, forecasting and financial analysis.
  • The ability to turn data into clear insights and business recommendations.
  • A collaborative mindset with excellent communication and stakeholder management skills.
  • A structured and proactive way of working, with strong attention to detail and the ability to manage multiple priorities.
  • Advanced English, both written and spoken.
  • Excellent Excel skills.
  • Experience with investment analysis, business cases or CAPEX management is considered an advantage

This is a full-time role based on a local contract in Warsaw. The Expansion Controller reports to the Expansion Manager.
