WHAT YOU’LL DO

As a Lease Manager, you will be responsible to plan and execute the portfolio strategy in your assigned region, undertake negotiations and set a foundation for collaboration and alignment across expansion functions on strategy and projects. You will work within the Expansion function, very close with the Expansion Manager, and together with the team you will manage the store portfolio which includes both new stores as well as lease actions for existing stores.

Your role is key in enabling long term growth, presenting H&M in a positive and inspiring way, in accordance with our values, to current and potential business partners.

 Key responsibilities will include:

  • Manage the store portfolio in a specific geographic region, by obtaining the best possible deals negotiating lease contracts with property owners and enabling long term growth
  • Recommend business case in terms of market strategy, location requirements, commercial idea, configuration of space, economic and legal terms and present ready negotiated business cases for approval by country management.
  • Coordinate in a positive and collaborative way with other functions before finalizing the negotiations (construction, store design, accounting, HR, marketing, merchandising, visual, security, etc.)
  • Support to facilitate the best deal through the legal and construction process, taking into consideration local requirements and dependencies.
  • Optimize and improve the existing portfolio and ensure that the portfolio is commercially competitive in the geographic area.
  • Negotiate lease actions for existing stores (breaks, terminations, lease term, extensions, rent reductions)
  • Cross collaboration and involvement of all other needed stakeholders, securing their input in the project time plan and service scope delivery.

In this role, you will collaborate with multiple teams to ensure the successful expansion of the business. You will work closely with Legal, Construction and Facilities, and Accounts teams, providing key insights and recommendations.

  • Has at least 3 years of experience of leasing, real estate or a similar role within the UK&IE retail market.
