Job Description

JOB PURPOSE:

To manage the commercial leasing operations with designated Government organisations including issuance, renewals of contracts and collection of dues

ACCOUNTABILITIES:

Generic Accountability

Team Supervision

  • Provide guidance and on the job training for junior colleagues and conduct knowledge sharing to facilitate achievement of team objectives and completion of tasks in an efficient manner which is consistent with operating procedures and policy.
  • Promote the organisation’s values and ethics in all activities within the team to support the establishment of a value driven within the bank.

Budgeting and Financial Performance

  • Monitor the financial performance of a given area of activity versus budgets and ensure all activities are carried out in line with the approved guidelines while promptly reporting on any variances to management.

Policies, Systems, Processes & Procedures

  • Provide inputs and implement policies, systems and procedure for the assigned team so that all relevant procedural/legislative requirements, are fulfilled while delivering a quality, cost-effective service.

Continuous Improvement 

  • Participate in the identification of opportunities for continuous improvement and sustainability of systems, processes and practices considering global standards, productivity improvement and cost reduction.

Reporting  

  • Prepare sectional statements and reports timely and accurately to meet FAB and department requirements, policies and quality standards.

Job Specific Accountabilities

  • Manage the relationship between FAB Properties and the designated Government entities via regular and frequent visits to generate interest in the property portfolio and identify any potential leasing requirements.
  • Acquire a thorough and accurate knowledge of the property portfolio; the range and size of properties available; the leasing requirements, the rental pricing structure and the vacating process.
  • Increase the total number of government contracts by providing accurate and up to date information on available properties and addressing any rental enquiries directly to one of the Senior Leasing Officers.
  • Handle the renewal and issuance of new lease contracts which belong to government and semi government entities.
  • Perform all property management tasks for the properties leased to government such as contract renewals, short term extensions, Break lease requests and address any potential legal actions.
  • Process the rent reduction requests from tenants by forwarding to the Business Administration department.
  • Keep pending non-renewal contracts and rental overdues to a minimum level.
  • Collect 100% of the Service Charge fees which belong to managed freehold communities.
  • Serve walk-in customers with enquiries about commercial or residential leases.
  • Follow up on recovery of maintenance charges for damages from Government tenants.
  • Deliver an engaging and unified customer experience to prospective and existing Government entities and private organisations.

 

Qualifications

Minimum Qualification

  • Bachelor’s degree in the Arts (BA) or the Sciences (BS) or another related discipline.

Minimum Experience

  • Seven years’ relevant experience in the property management or leasing sector in a senior role, either in UAE or the global market.
