Job Description
- Lead Facility team to support all Facility Management operations
- Ensure internal Facility Management operates effectively
- Directing, coordinating and planning essential central services such as heating supply, water supply, electricity supply, security, maintenance and repair of building’s technical systems, cleaning of building common areas, waste disposal
- Ensure that all works in the assigned facilities are carried out according to best practice standards, building codes, guidelines, and regulationsEnsure that all works in the assigned facilities are carried out according to best practice standards, building codes, guidelines, and regulations
- Manage contract renewals and record SLA’s etc.
- Liaise with suppliers and be responsible for supplier engagement
- Facility rebuild project management, monitoring and commissioning
- Facility maintenance budget planning, control and optimization of costs
- Responding appropriately to emergencies or urgent issues as they arise and dealing with the consequences
- Oversee Facility Management personnel and assess its performance
- Create and maintain comprehensive facility related documentation, including policies, procedures
- Review and ensure all appropriate legal paperwork (contracts and terms of agreement, SLAs)
- Participating in due diligence of building’s structures and engineering systems to determine the need for repairs or renovations, costs acknowledgement
- Oversee day to day internal Facility Management operations, ensuring seamless support to all business units
- Evaluate and continuously improve the performance of Facility Management personnel.
- Develop and implement KPI metrics to monitor infrastructure uptime, preventive maintenance performance, emergency response effectiveness, and inspection pass rates.
- Plan, implement, and oversee the delivery of essential central services, including heating, water, and electricity supply, ensuring consistent and efficient operation.
- Develop and manage the annual facility budget
- Ensure uninterrupted operation of critical infrastructure, including generators, UPS systems, and server rooms, through proactive maintenance and timely repair of all related technical systems
- Coordinate with suppliers and be responsible for supplier engagement.
- Oversee vendor relationships, from initial engagement to contract renewals, ensuring service-level agreements (SLAs) are well defined and consistently met
- Conduct proactive risk assessments and implement preventive maintenance strategies to minimize operational disruptions and ensure business continuity
- Create and maintain comprehensive facility related documentation, including policies and procedures.
- Respond promptly and effectively to emergencies or urgent issues, managing their resolution and mitigating any resulting impact
Qualifications
- Excellent knowledge of Georgian, good knowledge of English and Russian would be considered an advantage
- Higher education in Technical field, such as Real Estate Management and/or Mechanical engineering, and/or Electrical engineering, and/or Automatics engineering
- Basic knowledge in Project management
- PC literacy: Microsoft office, AutoCad (preferable)
- Ability to record, and organize work effectively
- To be able to read and understand technical drawings, schemes and maintenance books and procedures
- Understanding and knowledge of all local regulations that are applicable to Real Estate Management activities
- A minimum of 2 years’ experience in the field of Facility Management and/or Site Utility Engineering and/or Mechanical Engineering Supervision
- Experience in Construction, Mechanical, HVAC, Electrical or similar fields management/supervision would be considered as an advantage.
