Our client is in the Real Estate sector management and is one of Kenya’s largest and pioneer developer and manager of Purpose-Built Student Accommodation in Nairobi. It was established in 2001, initially, the company provided Project Management Services across East Africa. In 2006, the company added property development capabilities and begun
undertaking its own developments before transitioning into student accommodation in 2015.

They are looking for a qualified Convenience Retail Manager who will be reporting to the COO.

Job Description

KEY TASKS AND RESPONSIBILITIES:
1. Retail Strategy & Management
▪ Developing the retail and value-added services strategy
▪ Appraising new locations to come up with a retail offering appropriate for each location.
▪ Developing a convenience retail proposal for each location including CAPEX and OPEX.
▪ Advising the Development team on layouts and requirements for convenience retail.
▪ Looking for opportunities for enhancing revenue including structuring the tenancy and revenue model.
▪ Drive the (ROI) for all retail investments for the organization


2. Tenant Management
Sourcing, identifying and negotiating with retailers to ensure the opening of retail as per agreed timelines.
▪ Facilitation and coordinating with various functions and stakeholders to ensure administrative aspects of retail is managed with 100% compliance on all fronts
▪ Ensure monthly billing of all customers correctly captured in their respective trading accounts, invoices forwarded to the respective parties by the 15th day of every month. Have supporting documents for turnover based invoicing
▪ Timely collection of tenant’s incomes. Reconcile and ensure tenant payments are up to date.
▪ Proactively track Business performance - analyze P&L data and identify gaps by site, while anticipating corrective actions to continuously outpace growth targets
▪ Participate in the development and presentation of quality Business Reviews, aiming to prove the profitable success of the company Retail strategy.


3. Reporting:
▪ Generate Management information reports as required e.g. sales, margins, market shares, debt, etc.
▪ Conduct high-level compliance audit reviews and implement the action items arising out of all audit reviews carried out
▪ Monitor market and competitor behavior, propose and develop alternative responses about customer offer
▪ Conduct price surveys for specific assortment in specific channels for review
▪ Participate in the monthly learn and improve sessions to identify root causes for non-performance and agree on action plans to improve
▪ Present market intelligence reports from the shop floor to the team for the appropriate actions.
▪ Training of shop attendants on basic merchandising and active selling
▪ Optimize and qualitatively enhance the portfolio of retail partners to maximize value to consumers and tenants.
▪ Ensure monthly reconciliation of accounts to ensure 100% collections as per agreed terms is managed
▪ Build and strengthen the offers by continually identifying opportunities to optimize sales, including advertising, structured communication consistent with marketing plans

Qualifications

Graduate in the field of Business Management, Sales, Marketing or related field
▪ 5 to 7 years’ experience in the Retail/FMCG field with experience in shop formats, merchandising, range & category management, and supplier management.
▪ Ability to uncover customer needs and develop suitable customer offers
▪ Good people skills and the ability to coach and train others.
▪ Capacity to propose solutions and provide advice.
▪ Pragmatic, hands-on and ability to spend substantial time travelling in the field/on site – requires driving license.
▪ Excellent time management skills and the ability to multi-task and manage several priorities simultaneously.
▪ Ability to respect, abide by and uphold standards
