Job Description

This position is responsible to provide management oversight for all phases of a project, including coordinating workers, materials and equipment, ensuring that specifications are followed and work is proceeding on schedule and within budget.

 

ESSENTIAL JOB FUNCTIONS

  • Selects and coordinates work of subcontractors through various phases of a project.

  • Oversees performance of all trade contractors and reviews drawings as needed to make certain all specifications and regulations are being followed and quality control is maintained.

  • Responsible for administration of construction contracts and for obtaining all necessary permits, licenses and inspections.

  • Directs and/or monitors compliance with building and safety codes, regulations and requirements as needed.

  • Reports to management the progress and any necessary modifications.

  • Oversees the delivery and use of materials, tools and equipment; worker productivity and safety; and the quality of the work being performed.

  • Estimates and validates materials, dimensions and site conditions that directly affect the project.

  • Responsible for coordinating and troubleshooting operational and field related issues.

  • Acts as liaison between resort management and/or resort operations, construction team and project team in making certain relevant information is communicated appropriately to all parties.

  • Assists as needed in the pricing and ordering of furniture, fixtures and equipment (FFE) and/or operational supplies and equipment (OSE) items as required for projects.

  • Assists in the coordination and delivery of product based on project schedule.

  • Process paperwork and documents as needed to facilitate delivery of goods.

Qualifications

EDUCATION

  • High School Diploma or equivalent. 

EXPERIENCE

  • A minimum of three (3) years of experience in the project management and Timeshare field required.

  • No supervisory experience required.

SUPERVISORY RESPONSIBILITIES

This position spends the majority of the time (50% or more) achieving organization objectives, often through the coordinate achievements of subordinate staff.  A portion of the time may be spent performing individual tasks related similar to those performed by direct reports, but primary duties are supervisory or organizational-goal related.  Analyzes and resolves problems, determines work techniques, monitors for regulatory compliance, maintains production, interprets and creates policies, and demonstrates solid subject matter knowledge. 

Establishes departmental goals and objectives, functions with independence, and makes decisions on matters of significant importance.  Manages human, financial, and/or physical resources; proactively assesses risk to establish systems and procedures to protect organizational assets.   Exercises judgment within defined procedures and policies to determine appropriate action; develops systems to ensure subordinates adhere to policies and procedures in compliance with organizational goals and objectives. 

Specific supervisory duties include, but are not limited to the following:

  • Establishes objectives and goals for the team; plans, organizes and manages work flow.

  • Provide assistance and support; maintains a positive and professional working environment.

  • Driver’s Licenses (non-commercial) - must be state-specific.
