Make an Impact

Reporting to the Manager, Affordable & Social Programs or the Manager, Commercial & Residential Programs, the Project Manager will provide direction for projects and successfully take responsibility for overall project performance including cost, schedule, quality and project status.  The Project Manager will be responsible for managing all aspects of the project, including the initiating, planning, executing, monitoring and controlling and closing phases; coordinating project tasks, budget and stakeholders, while following project management principles and best practices. The position involves subcontractor negotiations, liaising with owners, engineers and sub-trades as well as management of technical and financial aspects of contract.  The incumbent is responsible for ensuring that the project is completed safely, on schedule, within budget and in compliance with the contract, project management best practices, Company policies and procedures and legislation and labour requirements.

What you'll do

  • Maintaining relationships with all external and internal project stakeholders through effective communication practices;
  • Acting as the main interface between the Company and the customer, on all project matters;
  • Coordinating tasks with the project team, ensuring tasks are completed on time;
  • Identifying resources required and assign individual responsibilities within the scope of the project;
  • Working with project stakeholders to develop a scope of work for projects;
  • Developing and monitoring the project schedule and budget;
  • Establishing construction plans and engineering methods;
  • Coordinating and ensuring compliance of all applicable quality control/quality assurance requirements;
  • Responsible for implementing and monitoring Horizon North’s safety policies and procedures at the project location;
  • Ensuring that all Company policies and procedures are being followed for the duration of the project;
  • Ensuring all scope and contract extras are approved by the customer;
  • Handling all change orders, including negotiating, processing and assessing cost and schedule impacts;
  • Identifying project risks, problems and issues as early as possible; ensuring mitigating actions are in place to minimize impact;
  • Supervising, mentoring, coaching and training project personnel;
  • Effectively communicate project expectations to team members and stakeholders in a timely, professional manner and on an ongoing basis;
  • Ensuring project profitability;
  • Providing performance status reports regarding cost forecasts, schedule and safety;
  • Implementing initiatives to improve project processes, to achieve net improvements for key performance indicators;
  • Understanding and enforcing contractual responsibilities, contract documents and resolving disputes;
  • Negotiating issues of subcontracts and major purchase orders;
  • Preparing/verifying progress billings to owner and from subcontractors, and monitoring progress;
  • Involved in all facets of project close-out;
  • Liaising with authorities and regulatory agencies;
  • Developing and ensuring compliance with quality control plan;
  • Preparing and delivering presentations to the client as required.

 

Qualifications

Who you are

  • Educational and experience requirements include a construction related degree or equivalent combinations of technical training and/or related experience;
  • A minimum of 7 years’ construction experience in industrial, single or multi-family residential and commercial;
  • Prior experience with modular construction is considered an asset;
  • PMP certification is considered an asset;
  • Proven experience managing small to medium construction projects and the associated stakeholders;
  • Experience working with various levels of government;
  • Contract law knowledge and contract management experience; and
  • Computer proficiency – Microsoft Office- Word, Excel, PowerPoint, Outlook Scheduling Software- MS Project.
