Job Description
Role Overview
- Responsible for the day‑to‑day management of a diverse portfolio of predominantly commercial properties, with exposure to mixed‑use and residential assets.
- Act as a key client-facing representative, delivering high‑quality property management services and supporting asset value enhancement.
- Suitable for candidates with 4–5 years’ property management experience.
Key Responsibilities
Property & Operations Management
- Manage the day‑to‑day operation of a commercial property portfolio across multiple asset classes.
- Oversee maintenance, repairs, and lifecycle planning, ensuring properties are maintained to a high standard.
- Manage third‑party contractors and service providers, including procurement and performance monitoring.
- Ensure full compliance with statutory requirements, including health & safety, fire regulations, insurance, and building compliance.
- Support ESG initiatives and sustainability objectives across the portfolio.
Tenant & Occupier Management
- Act as the primary point of contact for tenants and occupiers, ensuring a responsive and professional service.
- Manage tenant queries, complaints, and issues through to resolution.
- Monitor key lease events, including rent reviews, break options, expiries, and renewals.
- Liaise with leasing agents, solicitors, and other advisors in relation to tenant matters.
- Support tenant retention strategies and contribute to positive occupier engagement.
Client & Stakeholder Management
- Develop and maintain strong relationships with clients, asset managers, and internal stakeholders.
- Provide clear, accurate, and timely advice to clients on operational and property-related matters.
- Prepare and present regular property management reports to clients and senior management.
- Represent the business professionally in meetings and wider stakeholder engagements.
Financial & Budgetary Management
- Prepare, manage, and monitor annual property budgets, including operating expenditure and capital works.
- Oversee service charge budgeting, reconciliation, and recovery in line with lease provisions and best practice.
- Review and approve invoices, manage rent collection, and monitor arrears.
- Maintain strong financial awareness to support forecasting and cost control.
- Assist with year‑end financial reporting and audit processes.
Compliance, Reporting & Governance
- Ensure property records, tenancy schedules, and compliance documentation are maintained accurately.
- Support due diligence processes for acquisitions, disposals, or refinancing where required.
- Provide timely and accurate operational and financial reporting.
- Ensure all activities align with company policies, procedures, and professional standards.
Qualifications
Skills & Experience
- 4–5 years’ experience in property management (commercial or mixed‑use).
- Strong understanding of property operations, tenant management, and service charge administration.
- Commercial awareness with the ability to balance cost control and service delivery.
- Experience working with multiple stakeholders, including tenants, clients, contractors, and advisors.
- Strong organisational skills with the ability to manage a varied workload.
- Excellent written and verbal communication skills.
- Proficient in property management systems and Microsoft Office applications.
Qualifications
- Degree-level qualification.
- SCSI/RICS qualification and PSRA licence.
- Full clean driving licence.
