Job Description

Manages and coordinates real estate projects through all phases of feasibility, inception, procurement, design, permitting, construction and project close out. Provides leadership for the Hong Kong project management function by managing, coordinating and developing junior staff within the department to continuously develop and improve the overall team’s capabilities. Operates with independence and minimal supervision as the principal project delivery representative. Will meet regularly with top executives, senior management and key, senior client points of contact. May be required to support business development activities, be in attendance at client pitches and interviews and be required to support the development of RFP responses in conjunction with the Executive Director Project Management Hong Kong and the Project Director.

  • Ensure assigned projects are completed within budgets and schedules while meeting client’s needs, business objectives and design guidelines.
  • Manages program of projects and project managers within the Hong Kong portfolio to ensure successful completion and coordination of all efforts.
  • Preparation of detailed project charter’s including project scope, project costs, project delivery schedules, communications plans, risk mitigation strategies, procurement strategies etc. Is responsible for interfacing with the client to ensure all requisite approvals are in place and clearly documented to facilitate a project baseline and support ongoing benchmark tracking.
  • Monitors project progress, provides financial control and ensures ongoing quality of project communications, processes, documentation and  product.
  • Manage the project team including interior designers, engineers, cost consultants, workplace consultants, construction managers/general contractors and administrative support.
  • Develop schedules and budgets for assigned projects
  • Identifies and evaluates alternative solutions to bet meet project goals including formal value engineering processes.
  • Maintain good project housekeeping skills including project filing, quality client reports and up to date cost and schedule tracking.
  • Works cooperatively with the appropriate client points of contact to clarify specific needs and requirements and keeps client up to date on project status throughout the process. Manages efforts of other client support functions such as legal, insurance, IT, Security, business continuity etc.
  • Ensures all projects are completed within budgets and schedules while meeting the client needs, business objectives and design guidelines.
  • In certain circumstances, the Project Director will be required and responsible for managing special assignments such as projects, studies, research, due diligence or real estate strategy support functions and may be required to cooperate and work with other Colliers International departments.
  • Participate in or oversee the pre-qualification and bid evaluation process for consultants, contractors and other vendors and suppliers in support of projects.
  • Interact with government branches, regulatory agencies or landlords, as required, to ensure that projects comply with all applicable legal requirements and regulations.
  • Makes presentations to senior leadership team within Colliers International.
  • Supports the Executive Director and Project Director Project Management Hong Kong, and other Colliers International staff as may be required, in preparing client pitches and RFP responses as part of a the ongoing business development drive.
  • May be required to attend client pitches and interviews and present Colliers International Project Management capabilities.

Qualifications

  • Requires a Bachelor’s degree in Engineering, Construction, Architecture or related field. An advanced degree in Business/Finance/Construction Management or related field is strongly preferred.
  • At least 5 years project and construction management experiences in the direct management of real estate projects of varying sizes, complexities and across multiple markets (retail, residential, commercial, industrial etc).  
  • Strong leadership and people management skills with a passion on the team-work approach.
  • Strong presentation and interpersonal skills, seeks to develop strong client relationships.
  • Excellent customer service and analytical skills are necessary as is an attention to detail personality.
  • Exhibit a strong desire to achieve results and exceed expectations and be able to develop and maintain good industry networking relationships to contribute towards the business development of the group.
  • Proficient in the various project delivery models (DBB, DB, GMP, CM, MC etc.) and be confident enough to deploy them on any given project where the pro’s and con’s warrant such an approach.
  • Must have demonstrated ability to manage complexity and must be organizationally/politically astute.
  • Must be able to demonstrate an ability to build relationships and motivate teams of people, manage and grow staff.
  • Strong written and spoken communication skills in English and Cantonese desirable, with Mandarin a nice to have.
