Job Description

Reports to: Chief Operating Officer
Collaborates regularly with the Director of Owner Relations and Marketing Manager

Lead Generation Duties:

  • Visit local industry offices on a regular schedule to keep Carolina Mornings on the top of their mind as the go-to VR company in Asheville with the goal of building working relationship

  • Attend Networking Opportunities in the industry

  • Perform market research on a continuous basis to identify new properties that would match Carolina Mornings target property parameters

  • Collaborate with Marketing Manager and Director of Owner Relations for e-blasts, direct mailings and other marketing materials and technologies

  • Promote Carolina Mornings as the best vacation rental company to rent from in Asheville, and assist in generating leads for property rentals.

 

Lead Screening Duties:

  • Perform initial follow-up to all new leads that come in, screening against our “target property” criteria.

  • Categorize leads for follow-up priority

 

Lead Management Duties:

  • Manage leads in CRM, ensuring all lead details are properly filled out and moving leads between appropriate stages of the deal.

  • Follow up with leads to “check-in” when appropriate.

  • Collaborate with Marketing Manager on adjusting email campaigns.

  • Reply to campaign responses from leads.

 

Sales Function Duties:

  • Follow up with assigned leads and coordinate meetings with leads that are a good match for Carolina Mornings.

  • Answer lead questions, provide information and use marketing and sales materials to effectively close the deal.

  • Follow the sales cycle through to completion (signed Property Management Agreement received).

 

Administrative Tasks

  • Complete weekly reports on progress towards goals.

  • Assist with any other tasks requested by management.

Qualifications

  • A proven track record in sales and/or business development required.
  • Preferred candidate will be a local real estate broker, or have connections within the WNC real estate/builder community.

Additional Information

This position is an Independent Contractor position. Candidates will need to have a presentable and reliable car (properly insured!), a professional appearance and demeanor, a smartphone device, and a capable computer system. Mileage is the responsibility of the candidate.

Business Development Lead will have quarterly goals established on the CM Scorecard, including:

  • Hot Leads generated per week

  • New contracts per week

  • Contract value (average and running total)

This position will be compensated via a base of $50,000/year plus commission. First year commissionable earnings are expected to range from $40K to $81K depending on performance. Commissions are paid out quarterly based on property's first-year actual performance.
